Nashville metro suburb with rural appeal
Rolling hills blanketed by mature trees and sparsely populated farmland surround Greenbrier. Within the town itself, the First Baptist Church stands among the largest buildings along Broad Street. “It’s always had its own identity. They don’t like being called Springfield or Nashville, they are Greenbrier and they are proud of it,” says Brian Copeland, an agent with nashvilleandbeyond.com, who’s made a few sales in Robertson County. “It’s simple country living on the edge of an urban core. They still want their simple country identity. They want quiet, no light pollution, no pollution, but still be close to those amenities that are 15 to 20 minutes away in Nashville.” Located more than 20 miles north of Nashville, Greenbrier’s more rural setting has translated to less pricier housing when compared with other parts of the Nashville metro. “It’s attracting people because people can’t afford Davidson County or Sumner County anymore,” Copeland says. Nashville’s continuing sprawl has also pushed many to areas where there’s still space. “It’s a more rural community, small farming community that has grown since Nashville has grown. People have pushed farther out, so now it’s considered one of the suburbs of Nashville,” says Jason Crosslin, a broker with Keller Williams Realty, who’s aunt lives in Greenbrier. “It’s one of the places we’re seeing more people go to. It’s one of the small towns that have seen a lot of growth over the last handful of years. It gives you that country feel while being a few minutes from the city.”
From ranch-styles to stately Traditionals
Single-story Traditionals, ranch-style houses, farmhouses and bungalows are common across the Greenbrier area. They sit along quiet streets, where they’re overlooked by groups of oaks, maples, catalpas and pines. Wide and lush yards are common, with picket fences enclosing a few of the lots. New Traditional style houses have also been added to the mix. Price points within Greenbrier can go from about $370,000 to $580,000, depending on factors like size, age and acreage. Going farther out into Robertson County, lots larger than a few acres and Traditional style houses easily exceeding 2,500 square feet both become more common. The range just outside Greenbrier can reach nearly $800,000.

El Pulgarcito’s Salvadorian cuisine and Smiley’s farm fresh produce
El Pulgarcito is one of the staples along Broad Street. The restaurant specializes in Salvadorian fare and many have enjoyed the plates of carne asada with pupusas and vegetable and meat broths. Its desserts include a sopapilla topped with whipped cream, cherries and thin lines of chocolate syrup. “People drive from all over to go eat, especially at that place,” Copeland says. Other stopping points for casual meals include the Greenbrier Pizza & Pub and Granny’s Brier Patch. Granny’s hearty breakfasts like skillet potatoes, omelets, sausages and white gravy covered biscuits. Nearby Bryant’s Country Store is a community grocer selling items that include baked goods, handmade soaps and jams. A Kroger in nearby Springfield offers more grocery shopping options. A Nashville Farmers Market mainstay, Smiley’s Produce Market also has a location on the southern end of Greenbrier.

Robertson County Fair and strong high school football support
The Robertson County Fair takes place in Springfield to the north in August. The more than 100 year old tradition entertains goers with a variety of carnival rides, food and live music. Another more than century old celebration is Greenbrier’s Turning of the Pig Festival, a barbecue and Independence Day event that occurs on July 3 at the Louise Martin Ball fields. During the fall, many in Greenbrier turn out each week to cheer on the Bobcats. “‘Friday Night Lights’ are going to be the biggest thing in the city,” Copeland says. Racing fans can also catch events at the Veteran’s Motorplex At The Rim, a seasonal venue just outside Greenbrier
