As one of the first subdivisions in Los Angeles, Highland Park is steeped in history and has undergone a dramatic transformation as the Eastside of Los Angeles has become more desirable. "It's always been a great place for creatives, but in the 80s and 90s, you wouldn't want to get lost in Highland Park. It gradually started to gentrify, and now it's completely different. The price has skyrocketed in the last five years," says Matt Tilley, a Realtor with First Team Real Estate who has been selling homes in the area for over six years. "It became one of the trendiest places on the Eastside. More young professionals and families are moving in with vegan restaurants and wine bars, but you still get some mom-and-pop shops that have been there for 30 or 40 years." Centrally located between Downtown Los Angeles and Pasadena, the neighborhood maintains its individuality with historic homes, vibrant local institutions and chic urban amenities.

Explore locally owned spots and art galleries
An eclectic collection of shops, restaurants and art galleries sit along York Boulevard and Figueroa Street. “York is the hub of Highland Park,” Tilley says. “You walk down the street, and there’s people pushing kids in strollers. There’s also plenty to do in the evening. The food trucks are out every night until 2 a.m.” Galco’s Soda Pop Stop sells over 700 soda flavors – from classic colas to funky fruit-flavored beverages – while locals can browse the stacks at indie bookstore The Pop-Hop. Residents sit in cozy booths at The York for upscale pub grub and craft beverages, while neighbors gather at bars like The Hermosillo and Barcade long after the sun has set. On Figueroa Street, traditional Mexican restaurants like Villa’s Tacos sit next to vegetarian eateries such as Kitchen Mouse Café. Galleries like Avenue 50 Studio and Judson Studios preserve the neighborhood’s artistic roots. There are several grocery stores in Highland Park, including Super A Foods along York Boulevard.

Highland Park embraces a fusion of traditional and modern design in its housing styles. “There’s a nice blend of old and new,” Tilley says. “It’s the best of both worlds. If you want to buy an older home for less and do the renovation work yourself you can, but if you want to pay more for a home that someone has already flipped, Highland Park offers that as well.” The neighborhood is best known for its historic Craftsman-style bungalows, with prices ranging from about $900,000 to $1.3 million. New construction is scattered throughout the community, with contemporary three-bedroom homes starting at around $1.5 million.

Vibrant green spaces and entertainment options
Several small green spaces are scattered throughout Highland Park, including Garvanza Park which has a playground, ballfield and concrete skatepark. Tierra de la Culebra Park offers a creative green space where vibrant art installations and little free libraries sit alongside picnic tables and a playground for kids to explore. On Figueroa Street, residents can catch a movie at the old-school Highland Theatre or stop by Highland Park Bowl, which features its original wooden lanes from 1927 and is the oldest bowling alley in LA. Kids attend the Los Angeles Unified School District
Children may begin their education at Garvanza Elementary School, one of nine public elementary schools in Highland Park, before moving on to the neighborhood’s Luther Burbank Middle School. Both schools earned a B from Niche.
