Kashmere Gardens is a resilient, welcoming community
Kashmere Gardens has been a beacon of community resilience amid hardship over the last several years. This neighborhood of over 11,000 in Houston’s Inner Loop faced destruction and displacement during Hurricane Harvey in 2017. A few years later, dozens of residents vacated several blocks of the neighborhood due to health hazards from alleged soil contamination. But thanks to tens of millions of dollars in city investments, Kashmere Gardens is undergoing constant, visible improvements — and remains a bastion of civic pride among residents.
Roughly 20 percent of Kashmere Gardens is industrial, with construction, storage, and oil and gas companies filling its eastern section. As such, many people in its residential areas are within walking distance of employment. “This is what we call a ‘front porch community’ because someone can stand on their porch and wave to someone as they go to work in the morning,” says Keith Downing, president of the Kashmere Gardens Super Neighborhood Council. “It’s a welcoming community. All cultures, races, creeds and colors are welcome to Kashmere Gardens.”
Single-family homes with acre-sized lots in Kashmere Gardens
Homes in Kashmere Gardens include bungalows, ranch-style houses and stucco-sided cottages, most with compact floor plans averaging around 1,200 square feet. They were built during or just after World War II on lots that are larger than the city’s usual. Many residents in the 1940s put their acreage to use by growing produce to sustain the community during wartime rationing.
Prices today range from $150,000 to $225,000, however, some newly built homes with contemporary designs are popping up around the neighborhood, carrying price tags of up to $370,000 for a three-bedroom build. “It’s in the infant stages of gentrification,” says Jerry Flowers, a Realtor with LPT Realty, who’s been selling homes in the region for over 10 years. “It’s an up-and-coming area.” Kashmere Gardens has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.
The homes reflect a blend of affordability and functionality, attracting diverse buyers.

Getting to downtown Houston
With Interstate 69 in easy reach, residents can get to downtown Houston by driving 5 miles south. “It’s a great location. It’s 15 minutes to downtown,” Flowers says. “So, you are close to great dining, nightlife and entertainment.” Harris Health Lyndon B. Johnson Hospital, a 215-bed facility, operates just north of the neighborhood. Georgia Bush Intercontinental Airport is 17 miles away.
Locally owned restaurants in Kashmere Gardens
Along Cavalcade Street, a few locally owned businesses offer unique eats. Sing-On Supermarket, in addition to accommodating general grocery needs, is known for its counter-serve boudin balls. For the uninitiated, think hush puppies stuffed with pork, liver, rice and veggies. Other favorites along the strip include soul food at Heavenly Choices and fried fish at Mattie’s Catfish Kitchen & More. Walmart Supercenter is 6 miles away on North Freeway.

Tennis and walking trails at Hutcheson Park
Much of the municipal funding that’s helped rebuild Kashmere Gardens has gone into its parks and recreation. Hutcheson Park occupies a narrow strip of land along Interstate 610 to the north, offering a public tennis court and trails alongside the Hunting Bayou waterway. These trails extend through the neighborhood, eventually ending at Mickey Leland Memorial Park. Dedicated to a former Texas congressman, this green space offers a relaxing environment dotted with art sculptures. Meanwhile, the Kashmere Multi-Service Center on Lockwood Drive runs programs to engage local senior citizens and address food insecurity. “We have a garden on the grounds that helps to provide vegetables for seniors,” Downing says. “We’re also equipped with a generator in case of another storm — this building will be open no matter what.”

Students attend schools in the Houston Independent School District
Several schools in the Houston Independent School District serve Kashmere Gardens students, including a few within walking distance of some homes. Neighborhood kids may attend Dogan, Isaacs, Kashmere Gardens and Betsy Ross elementary schools for kindergarten through fifth grade. Dogan and Isaacs elementary have C ratings from Niche, while Kashmere Gardens elementary has a C-minus rating. Betsy Ross earned a C-plus. Students move on to Francis Scott Key or Fleming middle schools, which both have C grades. Kashmere and Phillis Wheatley high schools also earn Cs from Niche and both offer varied Career and Technical Education programs, while those at Wheatley can take optional automotive or web development courses.
