Gated communities with a family-friendly feel
One of the most desirable locations in Huntington Beach, Seacliff is a neighborhood of primarily gated oceanside communities that are minutes from the beach and awash in cultivated green space. “It’s a gated community, and it’s exclusive,” says Re/Max agent Patricia Vidal, a top seller in the area. Though exclusive, it’s still a congenial neighborhood where people get to know their neighbors. “My parents were original owners in Seacliff, so we go way back, and this community has such a family-friendly feel to it,” says Coldwell Banker agent Garrett Weston, who has over two decades of experience. “And you can’t beat the location. You’ve got shopping and dining a short drive away, and the beach is practically right outside your door.”

Proximity to the beach is a huge draw
The beach is no more than a short walk or drive from anywhere in Seacliff. There is parking along the Pacific Coast Highway near the Huntington Beach Bike Trail, which runs about 8 miles along the oceanfront. Most beaches aren’t pet friendly, but Dog Beach welcomes furry friends frolicking in the sand as the waves come rolling in. It’s an excellent place for finding seashells, though stingrays are known to burrow down in shallow water’s sandy bottom. “Residents have access to a very quiet stretch of beach. It’s not private, but when it’s packed everywhere else, you can go down with a chair and book and just hang out without the crowds you’ll find at Huntington Beach,” Weston says. However, the area is challenging to access by car because there isn’t much parking. “To the north, you’ve got the Bolsa Chica Ecological Reserve and beach. They’ve done all sorts of restoration there — they took out a parking lot and built eddies and seasonal bays,” Weston says. There are campgrounds at Bolsa Chica, restrooms and Beach City Provisions, a seaside convenience store.

Teeing off at the Huntington Club
“You’ve got some really great parks in the Seacliff area with baseball, football and soccer fields,” Weston says. Pattinson Park is a classic community park with an ocean-themed playground, a picnic shelter, grassy areas, a basketball court and a walking path. Bailey Park is a pocket park on a little over half an acre. Dog owners are known to gather in the open field to let their pups play surrounded by coastal palms. There are walking trails and native plants at Harriett M. Wieder Regional Park, set on four acres north of Seapoint Street. Kids can burn off energy at the playgrounds, and adults can burn off calories at the outdoor fitness stations. The park sits up against some wetlands, with scenic trails and overlooks. The Huntington Club is a huge draw for residents in Seacliff. The members-only facility is much more than a traditional golf-based country club. The club offers several types of membership, including athletic, pickleball, and social and dining — an all-in membership provides access to the whole venue.

Tract homes and custom builds in mostly gated communities
Seacliff is predominately single-family, but there are a handful of condos and townhomes. “The neighborhood is made up of just a few thousand homes. This area is mostly gated communities and a couple of non-gated communities,” Weston says. “You have upper and lower Seacliff. Homes in lower were built in the 1970s, upper is 1980s and newer.” There are some relatively modest-looking tract homes, but many are large custom builds, some of which have Spanish influence. Among the gated communities are Seacliff on the Greens, the Estates at Huntington Beach and the Peninsula at Huntington Seacliff, which was developed in the late 1990s. The different communities offer an array of amenities, fees and price points. “Entry level here is going to be a townhome in the 2,000 to 2,500 square foot range priced between $1.2 and $1.7 million,” Weston says. Most single-family homes are priced between $2 million and $4 million.

The iconic bell tower at Huntington Beach High School
The Huntington Beach City Elementary School District is graded A-minus by Niche, while Huntington Beach Union High School District is graded A-plus. Kids can attend Huntington Seacliff Elementary before advancing to Ethel Dwyer Middle and Huntington Beach High School, all graded A by Niche. "Seacliff Elementary is a Blue Ribbon school, which is only given to a select few schools," Weston says. With a history dating back over 100 years, HBHS has an iconic bell tower that was rebuilt in 1926. The school has an AVID (Advancement Via Individual Determination) program to help with college readiness. Students in the program take college preparatory classes and participate in extracurricular activities.
Huntington Beach High is a California Distinguished School and dates back to 1903.

Two shopping centers with retail, dining destinations
“You’ve got two really nice shopping centers near Seacliff — for groceries, one has a Ralphs and the other has an Albertsons. You’ve got banks, restaurants and shops all within a mile,” Weston says. In addition to Albertsons, the Seacliff Village Shopping Center has chain favorites like Del Taco and Panera Bread, as well as more refined dining at The Black Trumpet Bistro Tapas & Wine Bar. The Black Trumpet has exposed brick and features Mediterranean small plates and, obviously, wine. There is a Ralphs at the Peninsula Marketplace, which also has medical offices, spa services and a Planet Fitness. At 5 Points Plaza north on Main Street, there's a Trader Joe’s and some retail shopping establishments, including a Vans shoe store, Bath & Body Works and Hot Topic. Mario’s Mexican Food and Cantina has a popular happy hour. They serve platters of authentic staples.

Gated streets are sleepy and free from coastal through traffic
Seacliff is set along the Pacific Coast Highway, but the closest freeway is Interstate 405, about 5 miles northeast — a not insignificant drive during most of the day. Roads leading to the beach are known for traffic, but the gated residential streets of the neighborhood are free from through traffic. Seacliff's main thoroughfare is Golden West Street, a six-lane road that intersects with Yorktown Avenue, which is lined with bus stops. For commuters, downtown Los Angeles is about 35 miles northwest, a drive that can be up to an hour and 45 minutes during unpredictable rush hours. The closest airport by far is John Wayne Airport, about 15 miles away, while Los Angeles International is closer to 35 miles. The Hoag Center Huntington Beach is the nearest medical center, under 3 miles away.
