Hobbs Island is a growing South Huntsville neighborhood
In the small north Alabama community of Hobbs Island, residential growth meets abundant green spaces. The area gets its name from an adjacent 10-mile stretch of land on the Tennessee River. Hobbs Island spreads east from the river into Green Mountain and the surrounding foothills. The community has long-time residents, but there's also a ton of new construction, offering contemporary homes in a quiet, rural-suburban locale. "We're still in Huntsville, but we're just now starting to develop the area slowly," says Realtor Grace Dollarhide with Woodland Homes. "The area is still very secluded, though, which draws people. There's not even a gas station up on Green Mountain." Huntsville proper is just a few miles north, so major employers, dining, retail and entertainment are within reach. Its biggest draw is undoubtedly the wealth of parks, nature preserves, boat launches and trails minutes from home. "It's a very outdoorsy area — there are a few hundred acres of hiking north of the area, and then by the river, there's a walking trail with fishing and a beautiful gazebo. There's a lot to do here," Dollarhide says.

Growing subdivisions with custom homes and older residences on pastoral farmland
Hobbs Island homes offer a mix of older residences, contemporary subdivisions and land parcels. "We're one of the last local builders in town," says Dollarhide when speaking about Woodland Homes, a development on Green Mountain. "It's a big draw because you're secluded and get to build a luxury home." Much of the area is rich farmland on the banks of the Tennessee River, mixed with rolling hills covered by dense woodland. With its proximity to the river, nature preserves and hiking areas, most residents can conveniently access the outdoors from their homes. The area is growing, with land parcels for custom home builds ranging from a quarter-acre to 22 acres with prices between $32,000 and $300,000. Older homes are typically in New Traditional, ranch-style or manufactured with prices ranging from $160,000 to $330,000. New construction in spacious subdivisions is often built in modern farmhouse, contemporary Craftsman or New Traditional styles. Prices for these homes are typically between $400,000 and $650,000, but there are occasionally luxury homes ranging between $845,000 and $1 million. Some subdivisions have HOA fees, but they're usually low, between $30 and $165 monthly.

B-rated Madison County schools and a high school career academy
Madison County School System serves families living in the Hobbs Island community. Students may start at New Hope Elementary, which earns a B-plus from Niche. The school serves students from pre-kindergarten to sixth grade. New Hope High serves students in grades seven through 12 and earns a B from Niche. The school has several career academies available for students, including an agriscience academy, a human services academy and a work-based learning academy with paid and unpaid work experience options.

Trails and nature preserves near the Tennessee River
As Dollarhide notes, state parks, nature preserves, and wildlife areas surround the community. The Tennessee River and the Tennessee River Greenway are the closest places to get outside and go for a walk or bike along the paved trail, and there are frequent visitors fishing on the river. Monte Sano State Park, Madison County Nature Trail and Green Mountain Preserve offer mountain biking, hiking and camping areas, with easy to complex options for treks and waterfalls and caves available to explore. Just a few miles away in Huntsville, John Hunt Park is a massive sports complex offering a disc golf course, a cross-country track, a mountain bike course, a tennis center, a fitness court, a championship soccer and volleyball complex and an ice rink. John Hunt also features a recently constructed playground and a skate park. Hobbs Island is also known for the Hobbs County Shooting Range, a member-only shooting sports complex.

Close to South Huntsville dining and retail
The community is about 6 miles from the closest retail area in South Huntsville. On Highway 231, or Memorial Parkway Southwest, there's a Walmart, ALDI, Sam's Club and many small shopping centers with small businesses and supply shops. This area also has chain restaurants like Slim Chickens and LawLer's BBQ. There are also local restaurants like Good Company Cafe, which offers brunch dishes, pastries and coffee drinks. Bubby's Diner, a classic retro joint, dishes up burgers, fried green tomatoes and homemade pies. Farther north, at the intersection of Airport Road, there are more restaurants, a Publix, and big box stores like TJ Maxx. Downtown Huntsville has museums, restaurants and event centers like Mars Music Hall, which hosts local and touring artists.
