A historic but evolving neighborhood near the river
Across from Jacksonville's downtown and the St. Johns River is San Marco, a historic community with a walkable commercial district and some of the most popular restaurants in the city. Those living here shop at San Marco Square and head to community parks for events. Just beyond this active hub are century-old homes. "There's a lot of big trees that canopy the roads. Overall, it's a bit quieter than other downtown communities. But San Marco is having a lot of revitalization right now," says Tyler Fitz, a local Realtor with Anderson Realty. The neighborhood is seeing significant growth, much like other urban core areas. "Toll Brothers is developing luxury townhomes, called the Terraces at San Marco, near the new shopping center. There are tons of new businesses targeting San Marco for a while now, including national staples like Crumbl Cookies. So, you're starting to see a new San Marco and old San Marco that kind of blend together," Fitz explains.

San Marco Square and a new Publix
The community is known for its mix of dining options, from four-star establishments to relaxed cafes. "San Marcos is known to have a few higher-end restaurants and those fancy schmancy steak houses. But you can also get the best barbecue in the city at The Bearded Pig," says Philip Amorgianos, a longtime Jacksonville resident and a Realtor with Watson Realty. Matthew's Restaurant serves elevated fare such as escargot, wagyu beef and scallops in a brightly polished atmosphere. Nearby is V Pizza & Sidecar, a laid-back establishment for family lunches or evening glasses of wine. Visibly written across three large clay ovens are the words, 'Amore, San Marco, Felice.' Although the historic area appeals to foodies, it's not known as an evening destination. "San Marco is less on the nightlife side of things. It has a few bars but is more centralized on the shops and restaurants," Fitz says. Locals can pick up groceries at Publix inside the new shopping center at Atlantic Boulevard and Hendricks Avenue.

Housing options from bungalows to luxury condos
San Marco's homes range from modest bungalows and midcentury ranches to large brick estates. "The area has that nice, established neighborhood feel to it. In San Marco, you see more variation in housing size, style and architecture than in other communities. There are some beautiful art deco style homes and some Spanish-inspired architecture," Amorgianos says. Most homes have driveways, and many streets don't have sidewalks, a common characteristic of Jacksonville's older neighborhoods. The neighborhood also features several apartment and condominium complexes, such as the new Terraces at San Marco."San Marco is going to be a higher price point than other downtown areas. And out of your historic areas in Jacksonville, it's the highest price point," Fitz says. He says that the elevated property value is due, in part, to recent commercial developments. "But also, the higher costs have to do with an area near River Road, which is essentially all these historic, massive homes built right on the river. A lot of those easily sell over a million dollars," Fitz says. On average, buyers can expect to pay between $250,000 for a condo or modest bungalow and over $1.5 million for a historic estate. The area has a long history of flooding during storm surges and hurricanes. The city recently began working on a pump station in the neighborhood to improve drainage during severe weather.

Balis Park and other outdoor spaces
San Marco has several parks that date back to the community's origins in the early 1900s. Balis Park is a centerpiece of San Marco Square, displaying a landmark water fountain guarded by three bronze lions. The park is a popular gathering spot for events. During the holidays, locals can enjoy a towering Christmas tree placed at the center of the onsite gazebo. Alexandria Oaks Park is a peaceful spot for dog walking, biking and sitting near trees with low-hanging branches.To the north is Friendship Fountain, a downtown icon that was out of commission for years but now lights up the riverfront. Walking past the large water display leads to Riverwalk. "San Marco doesn't have big sprawling parks, but it does have access to the Southbank Riverwalk that goes from one end all the way to the school board building," Amorgianos says. The promenade, stretching a mile along the river, continues under the John T. Alsop Jr. Bridge, which shows a shimmering blue mosaic called "Mirrored River."

Events for the community, by the community
The San Marco Preservation Society (SMPS) and local businesses work together to organize community events. On the third Saturday of every month at Balis Park, residents unwind with Yoga in the Park, sponsored by Hot Spot Power Yoga and SMPS. On the first Saturday of every month, children and their parents gather at Balis Park for Story Time in the Square, sitting on lawn chairs and blankets. In winter, locals can holiday shop at the San Marco Market, hosted by the local nursery, Lush Leaves. At Theater Jacksonville, one of Florida's oldest performing arts centers, locals enjoy plays and artistic productions managed by a team of volunteers.

Students can attend highly-rated schools
Hendricks Avenue Elementary has a B-plus grade and ranks among the top public elementary schools in Duval county, according to Niche. The community is also home to Julia Landon College Preparatory & Leadership Development School, a public magnet earning an A-minus and the No. 3 spot for best public middle schools in the county. Students may also participate in the magnet programs offered at Alfred Dupont Middle, which has a C grade. At Terry Parker High, students can advance their post-secondary education through the Early College program and dual enrollment options; the school has a C from Niche. Near the water is Bishop Kenny High, a popular faith-based school providing a college-prep curriculum.

Traveling downtown and around the city
There are several houses of worship throughout San Marco. Those wishing to go downtown for work or events can take the Jacksonville Skyway from San Marco Station. Although bus stops are throughout the community, most residents opt to drive. Locals head over the river through the Acosta Bridge or Interstate 95, which leads to the rest of Jacksonville. For healthcare, locals may visit Baptist Medical.
