Why Springfield is an attractive place to live

Springfield, one of the city's oldest neighborhoods, is experiencing a major resurgence. "You really get that neighborhood feel, but it's within the urban core. The area has had so much improvement over the years. Up and down Main Street are tons of vibrant nightlife, shops and new developments,” says Rich Stancato, a Jacksonville resident as well as the broker and owner of Nomad Realty.

Different housing types and pricing for Springfield

"In Springfield, you can live in a fully restored Victorian home with a huge wraparound porch," Stancato says. The neighborhood also includes Craftsman bungalows, American Foursquares and new construction. Sometimes, it's difficult to tell a new house from a renovated home. Springfield is on the National Register of Historic Places, so recent homes match the area's original housing styles. There are also restrictions for modifying older properties. "There are a lot of multifamily properties. Some historic single-family homes have been converted into multifamily units," Stancato says. "People can buy a primary residence and a real estate investment. Springfield is one of the top places in Jacksonville to look for a duplex or quadplex." The neighborhood has a median sale price in the lower $300,000s, which is below Avondale and Riverside ’s median price. Move-in ready homes usually cost between the lower $100,000s and the mid $600,000s. The community can flood sometimes, and owners may need flood insurance.

Where locals go for grocery shopping and dining out

The community doesn't have a major supermarket, but Springfield Superette on Pearl Street has some grocery staples. Winn-Dixie and Harveys Supermarket are about 5 to 10 minutes away. The community has a growing restaurant scene, especially along Main Street. Crispy's Springfield Gallery serves pizza and drinks, while Dreamette Ice Cream has soft serve and milkshakes. Other popular choices are Uptown Kitchen & Bar, a modern diner, and Tulua Bistro, a busy brunch spot. "Strings Sports Brewery is a craft brewery on Main Street that has a really unique concept. They have tons of games, and it's not just a restaurant or bar; it's a destination where you can spend a few hours. It's family-friendly, and you can watch the big game and sample different brews," Stancato says.

Events around Springfield

"They have Porchfest every year and people come from other neighborhoods to enjoy it," Stancato says. The event takes place in November and features live music on the porches of historic homes, known as grand old ladies. The Springfield Preservation and Revitalization (SPAR) Council manages the festival as well as the annual Springfield Home and Garden Tour fundraiser. Phoenix Arts and Innovation District is a growing creative space on the neighborhood's eastern edge. The district has colorful murals and repurposed warehouses for local markets and art studios. EverBank Stadium, just outside Springfield, hosts concerts and NFL Jacksonville Jaguars games, though ongoing renovations have limited the stadium's seating capacity.

Popular parks that locals enjoy

Henry J. Klutho Park spans multiple city blocks, with a paved walkway, sculptures and tennis courts. "There's also disc golf at the park. My friends will put their kids in strollers, grab their bag of frisbees and we'll just go. It's a nice, free thing to do with the family," says Adam Silk, a Realtor with Florida Homes Realty & Mortgage. Other public spots include:

Public school zones for local children

Children are zoned to several schools in the Duval County School District. Students may attend Andrew A. Robinson Elementary School, Long Branch Elementary School or the John E. Ford PK-8 School. Springfield Middle School is a National Blue Ribbon School. Teens can enroll in William Raines High School. Families may submit school-choice applications on the district's website.

Commuting in Springfield

Locals often commute on Main Street and Martin Luther King Jr. Parkway or take buses from the Jacksonville Transit Authority. Interstate 95 runs along the western side. Stancato says the community is within biking distance of downtown, which is also undergoing revitalization and development. UF Health Jacksonville, inside the community, is open 24 hours a day.

The local businesses in my area are all run-down and family owned. Around my immediate are of my home there is a lot of homeless activity and things of that nature. If more generic stores such as Walmart or Publix would come in a closer proximity of my home the neighborhood would take a change for the better.

Springfield is a up and coming neighborhood. It has a lot of potential to become a desired area to live in. The houses have a lot of character and most have been renovated and brought back to life but there are still some abandoned homes that can really become beautiful and make the area complete; along with the abandoned business buildings this neighborhood can really become something due to a lot of buildings being in close walking distance.
