Situated just across the Hudson River from Lower Manhattan and west of Hoboken, Jersey City Heights—often simply called "The Heights"—offers a blend of relaxed residential living and a vibrant local business scene. Named for its elevated topography, the neighborhood provides sweeping views of the Manhattan skyline. Tree-lined streets, colorful public murals and easy access to New York City make this area appealing for those seeking both convenience and character. “People don’t realize just how neighborly and homey The Heights is -- it somehow feels like the kind of place where you know your neighbor, even on New York City’s doorstep,” says Danoly Mathelier, a broker associate with Compass who grew up in the neighborhood.

Many dining options on Central Avenue, plus Stop & Shop
Central Avenue, the neighborhood’s main commercial hub, spans 14 blocks and hosts hundreds of local shops, restaurants and cafés. The aroma of diverse cuisines fills the air, reflecting the area's cultural richness. “There are so many options for dining, and some places have been around for 80 years or more, like White Mana,” says Mathelier. Rumba’s Café serves traditional Cuban fare, while Corto offers Italian dishes that have become local favorites. Over on Palisade Avenue, Modcup Coffee attracts a steady stream of customers during the morning rush. Just down the street, Bread and Salt delights foodies with fresh sandwiches and starts serving their famous pizza at noon. Shoppers also have eclectic options with unique boutiques like Lucky Honey Bee, offering local honey and crafty gifts, and Sure Things Vintage Shop for retro finds. “It’s a great place to not have a plan. You can just walk around and always find something to do,” says Mathelier.

A mix of historic charm and modern living
The neighborhood also offers a diversity of housing styles from contemporary condos to historic Victorian single-family homes. The neighborhood's residential atmosphere is deeply rooted in its history, with many old Victorian-style homes that give it a unique identity apart from the brownstone-lined streets seen downtown. “This is a place where you get a bigger bang for your buck. It’s five minutes further down the road than Hoboken, but prices are a good bit lower,” says Mathelier. Single-family homes range from $650,000 to $1.5 million, while multi-family homes fall between $700,000 and $1.8 million - though some larger investment properties can exceed $2 million in price. Two-bedroom condos in low-rise brick or contemporary buildings are also available, with prices ranging from $300,000 to around $1 million. Rich Woodhull, a real estate agent with Brown Harris Stevens who moved to The Heights after over 20 years in Hoboken, highlights the appeal: “The diversity of the area is a huge draw. It's a very welcoming place, and you’ve got a lot of new construction and appreciation for the older homes as well.”

Multiple parks, including Riverview-Fisk
Jersey City Heights is known for its abundance of parks, providing residents with ample green space and recreational opportunities. Riverview-Fisk Park offers stunning views of the Hudson River and Manhattan, where the sunrise paints the skyline in hues of orange and pink. “Walks along Riverview-Fisk Park, where NYC views are very prominent, remind me so much of my childhood,” says Mathelier. "It's such a fun place to go with the family." On Sundays from May to November, the park hosts the Riverview Farmers Market, featuring local produce and food vendors. Nearby Pershing Field Park offers tennis courts, a playground and an ice-skating rink. Washington Park, further north, includes baseball and soccer fields along with running trails.

A culturally rich and diverse community that gathers regularly
The Heights prides itself on its strong community spirit. “It’s as culturally diverse as anywhere in the city,” says Mathelier. The neighborhood hosts various cultural events and is home to venues like Griot Café, which combines community gatherings with a bookshop atmosphere. Local businesses like Salsa on 2 offer dance classes, adding rhythm to the community’s heartbeat. The annual Everything Jersey City Festival in May brings thousands to Central Avenue to enjoy food stalls, live music, and dance performances.

Buses to Manhattan, and the PATH nearby
Buses on nearly every corner provide routes straight into Port Authority in Manhattan, just six miles away. The Light Rail, with stops on 2nd Street and 9th Street, connects residents to Hoboken and other parts of Jersey City. The PATH train at Journal Square, about 1.5 miles south, offers additional transit options. “You’re pretty much as centralized as you’re going to get in the area,” says Mathelier. "Traffic is still a factor at times, and it can be hard to find a parking spot - but that's no different than Hoboken." For air travel, Newark Liberty International Airport is just 11 miles away.

Jersey City is a city of variety. Everyone who has a degree will be working in the downtown area and in Exchange Place such as the Goldman Sachs Tower or the Newport Tower. Meanwhile, there are also many people living in Jersey City who do not have a degree. Sadly, these people are restricted to menial-paying jobs like fast food restaurants which can be found all over Jersey City.

Employment is easier to find in this area because of the giant that is New York City across the river. This neighborood is 15 min from NYC, so virtually any job is right next door. Jobs are very diverse in the area ranging from business people and stock brokers, to janitors and construction workers.

Neighbors are so friendly to each other and since 2010 when we moved with our family we've enjoyed it a lot. Chilled environment and nothing to complain really. There are not many cafes and shops and every year 5 new businesses open, so no doubt this will be one of the most sought after hoods in the years to come.
