Cooley Highlands has a diverse collection of bungalows, split-levels and ranch-style options. You can find homes built anywhere between the 1920s and the 2020s, though the majority are on the older end of the scale. “They have a lot of unique character that you just don’t find in today’s newer construction,” says Chris Dalton, who’s the broker and owner at Dalton Realty, LLC. and has over 30 years of real estate experience. “Just because, back then, the homes were more custom-built, so they’re going to have a lot more distinguishing features about them.” Mature trees shade most properties, and lots are typically at least one-fifth of an acre. Sale prices typically range from the lower $100,000s to the lower $300,000s, with prices based largely on the home’s condition.

The highly rated North Kansas City Schools system serves Cooley Highlands. Cooley Highlands sits adjacent to North Kansas City, an independent community with its own mix of amenities. “There’s distilleries down there, breweries and unique restaurants down in that area,” Dalton says. “Which, that’s a very quick drive, too.” Some of the choices are:
Tay's Burger Shack, a spot that uses only grass-fed beef and is known for its sriracha mayo
District Biskuits, where you can fill up on biscuits and gravy for breakfast or a Nashville hot chicken biscuit for lunch
F325 BBQ, where you can pair burnt ends with a side of creamy mac and cheese
Cinder Block Brewery, whose menu includes multiple varieties of cider
Restless Spirits Distilling Company, which has a tasting room where you can taste whiskey, gin and more, all made on-site
North Kansas City also has a Save-A-Lot for groceries. You can head to the Chouteau Crossings Shopping Center just north of Cooley Highlands to grab food and household items at Sun Fresh Market and Target.
Easy access to I-29, downtown Kansas City and public transit
Commuters in this area are only about 2 miles from Interstate 29, which provides a route across the Missouri River and into downtown Kansas City. The trip usually takes less than 15 minutes, and Dalton says it's common for people to make that commute daily. Dalton adds that NKC Health Hospital is also close, about a 5-minute drive “A lot of people like that, especially nurses and things like that,” he says. The RideKC bus system provides public transportation to the area, with multiple stops along the nearby Northeast Chouteau Trafficway.
Downtown Kansas City is only about 15 minutes away.
