The community of Kendall, located 10 miles southwest of Miami’s central business district, offers its 80,000 residents an appealing mix of housing options and access to a variety of modern amenities. Those who call it home enjoy a slower-paced, family-friendly setting away from the hustle of the big city but close to the employment sectors of downtown Miami and the Brickell financial district. “Kendall is a little bit more suburban,” says Lindsey Brown, a Realtor with Berkshire Hathaway Home Services EWM Realty. “Families looking for more space and larger homes are moving there because it’s cheaper than Coral Gables and other areas closer to Miami. There’s plenty of shopping and dining, and it’s still centrally located to parks and schools.”

Housing variety includes sizable lots, gated communities and waterfront homes

Ranch-style and other midcentury designs highlight the non-HOA homes found on spacious lots throughout a community graced by palm trees and other native greenery. It’s not uncommon to see peacocks roaming around these walkable settings. Contemporary custom homes can be found in gated communities with recreational amenities. Overall prices typically range from $500,000 to about $2 million, depending on size and location.

The largest and most expensive homes offer convenient access to commercial and transportation centers. These options feature non-HOA estate homes in waterfront settings and recently built pool homes in various sizes and styles. Prices range from $2.5 million to more than $5 million. “Kendall has always been very popular,” says Ibis Sanabria, founder and president of Realty Investments Corp. “There’s inventory for first-time buyers, there’s inventory for somebody that’s moving up. There are also larger homes for somebody moving from out of town and they want to have a big house not far from the city.”

Multi-family options range from the high $200,000s for older two-bedroom condos to more than $1 million for contemporary townhouses with driveways and attached garages. Kendall, a little more than 5 miles from the Atlantic coast, was walloped by Hurricane Andrew in 1992, so homebuyers should be aware of the severe weather risks and related insurance rates. On the other hand, Andrew was the last major hurricane to hit the area, and it led to some of the nation’s strictest building codes. All homes built since feature concrete block construction.

Dadeland Mall is the highlight of several commercial centers

Kendall’s commercial centers add to the impact of retail trade on the Greater Miami economy. The highlight is Dadeland Mall, tucked into the community’s northeast corner. It features more than 180 stores and restaurants. Retail options are anchored by upscale brands such as Macy’s and Nordstrom. Across the street is Downtown Dadeland, a 21st-century development that features boutique stores, cafes and fine-dining. “The hot spots are moving away from Miami, and people like to stay local,” Brown says. The Falls and The Palms at Town & Country are popular outdoor malls featured among several retail centers concentrated along the community’s commercial corridors. Big-box retailers, grocery stores and plentiful dining options are conveniently located throughout Kendall.

Indian Hammocks Park, Continental Park are recreational highlights

Indian Hammocks Park is the largest of the community’s recreational centers, all of which feature athletic courts, green spaces and children’s playscapes. The tennis center at Continental Park hosts an annual international tournament that showcases world-class junior players. Golfers can tee it up at the community’s public, 9-hole Briar Bay Golf Course. The Kendall Ice Arena is popular with figure skaters and hockey players. Next door is the Kendall Branch Library, which offers a busy calendar of community programming. Something is going on just about every day, including art classes, weekly yoga sessions and a Saturday matinee. Zoo Miami and the adjacent waterfront recreation of Larry & Penny Thompson Park are just south of the community. Miami Beach is a 20-mile drive.

Vineland K-8 Center is a top-rated community school

Downtown Miami is easily accessible by car or commuter rail

Two major thoroughfares provide access to the heart of Miami. The Don Shula Expressway bisects the community and can be taken to State Road 836, also known as the Dolphin East-West Expressway, for a relatively quick 30-minute trip to downtown Miami and the Brickell financial district. The other option is U.S. Highway 1, which leads directly downtown. However, this trip typically takes more than an hour during the morning and late afternoon rushes. Florida’s Turnpike, which forms Kendall’s western boundary, provides access to outlying areas of Miami-Dade and Broward counties. Closer to home, residents can take the Metrobus for local and regional travel, and two Metrorail stations offer convenient work commutes. The Dadeland North Station provides service to Coral Gables, downtown Miami and Brickell. The Dadeland South Station connects residents to Homestead and Florida City. Jackson South Medical Center, Baptist Hospital and West Kendall Baptist Hospital serve residents' medical needs. Miami International Airport is less than 15 miles away.
