From new subdivisions to riverside lots
Hickory Hills spreads from the central Rocky Hill area, characterized by older homes and an established local community. Multi-colored split level and ranch-style houses built in the 1950s through 1970s line the main drag and duck into side streets on lots with plenty of front yard and a handful of mature shade trees, selling for between $300,000 and $500,000. Occasional new builds on larger lots go for closer to $1 million.

Lakeshore Park sprawls just to the northeast of Hickory Hills and draws nature-lovers from all over. “It’s one of the best parks in Knoxville. There are views of the Great Smoky Mountains, it’s on the river and it’s close to home,” says Sale. Extensive walking paths take residents across massive grassy fields and under the boughs of mature trees, as well as past the occasional soccer field or event pavilion.

South Northshore Drive provides Hickory Hills residents with a centralized destination for local stores and restaurants, as well as a handful of chain offerings. Rocky Hill Center houses Butler & Bailey Market, a local supermarket operating since the 90s, while other daily necessities can be found at the nearby CVS.
