"It has a little of everything – older homes, new custom houses, and popular newer subdivisions, all with accessibility to downtown Knoxville and UT campus.” Hickory Hills contains a small central business district dominated by local shopping and dining options, as well as the occasional green space like Rocky Hill Ball Field and nearby Lakeshore Park. Only 10 miles outside of Knoxville, Hickory Hills attracts residents seeking everything from close-knit neighborhoods to private, nature-bound escapes on the banks of the Tennessee River.

From new subdivisions to riverside lots

Hickory Hills spreads from the central Rocky Hill area, characterized by older homes and an established local community. Multi-colored split level and ranch-style houses built in the 1950s through 1970s line the main drag and duck into side streets on lots with plenty of front yard and a handful of mature shade trees, selling for between $300,000 and $500,000. Occasional new builds on larger lots go for closer to $1 million.

Moving southeast toward the Tennessee River is the Riverbend area, packed with winding, forested roads that weave through grand subdivisions and secluded acreages hiding contemporary custom builds. Rolling lawns housing four- and five-bedroom colonial revivals go for $600,000 to $800,000, while large custom houses in classical and contemporary styles with backyard river access cost from $1 million to $2 million.

North in Westmoreland Heights and continuing west on Westland Drive, homes are newer, built between the late 1980s and today. Subdivisions with HOAs boast community amenities like pools and clubhouses between wide, uniform lawns and neat landscaping. Home prices range from $350,000 to $800,000 in many subdivisions, while palatial custom houses on sprawling, manicured lots and the newest builds run from $1.5 million to $4 million.

Ball fields, walking trails and Tennessee River access

Lakeshore Park sprawls just to the northeast of Hickory Hills and draws nature-lovers from all over. “It’s one of the best parks in Knoxville. There are views of the Great Smoky Mountains, it’s on the river and it’s close to home,” says Sale. Extensive walking paths take residents across massive grassy fields and under the boughs of mature trees, as well as past the occasional soccer field or event pavilion.

Inside Hickory Hills, Duncan Boat Dock in the Riverbend area provides locals with a place to dock their boats or fish on the Tennessee River, while Rocky Hill Ball Field hosts little league games and their cheering fans across eight fields, two playgrounds and a concession stand.

Shopping and dining on South Northshore Drive

South Northshore Drive provides Hickory Hills residents with a centralized destination for local stores and restaurants, as well as a handful of chain offerings. Rocky Hill Center houses Butler & Bailey Market, a local supermarket operating since the 90s, while other daily necessities can be found at the nearby CVS. Across the street, Pero’s Bar and Grill serves up casual Greek and Italian cuisine, and Scrambled Jake’s feeds residents classic breakfast diner fare and massive cinnamon rolls. More extensive big box options populate strip malls north of Hickory Hills off I-40.

Each December, nearly 10,000 community members flock to the Rocky Hill Christmas Parade and Festival. The festival hosts local food trucks, live music performances and booths with activities for kids. Later, neighbors line Morrell Road and South Northshore Drive to watch brightly lit parade floats and festively dressed families process by.

Driving into downtown Knoxville

Hickory Hills residents rely on cars both to access both Rocky Hill businesses and the greater Knoxville area. South Northshore Drive connects locals to employment hubs in Knoxville, with downtown a 10-mile commute via I-40 and the University of Tennessee about 6 miles away down Kingston Pike.
