Peak of suburban living in Mountain Park
Just 10 miles from downtown Portland and 900 feet above lake level sits the Mountain Park neighborhood of Lake Oswego. With the Tualatin Valley, the Cascade Mountains and the metropolis of Portland in its periphery, Mountain Park is known for its views. It’s those views, along with its low violent crime CAP Index score of one out of ten—compared to the national average of four—and its outstanding school system that warrant million-dollar listings in the area. However, Mountain Park features a true range of real estate prices, with condos to be found in the $200,000s on the market as well. “It has some of the most affordable homes in Lake Oswego, and some of the most expensive,” says Jeff Hartley, a realtor with Peak Realty who lived in Mountain Park for five years himself.
Lake Oswego School District—one of Oregon's finest
Boasting a shiny A-plus from Niche, the Lake Oswego School District is continuously ranked as the top district in the state and one of the best school systems in the country. Local children attend what is considered the No. 1 public elementary school in Oregon—Oak Creek Elementary School. Those who live in the southern part of the neighborhood attend Lake Grove Elementary, and both schools receive an A.
Lake Oswego Middle School, which earns an A as well, offers strong a visual and performing arts education, with instruction in visual art, choir, band, orchestra, guitar and drumming. Around a quarter of the student body participates in the school’s drama program as well. Students finish strong at Lake Oswego Senior High School, which earns an A-plus, with SAT and ACT scores that were significantly above both state and national averages for the 2022-2023 school year. The school offers a variety of Advanced Placement courses—which more than 80% of students pass with exam marks of 3 or higher—as well as unique subjects like constitutional law, videogame narratives and oceanography. Many graduates attend prestigious universities like Oregon State University and the University of Washington, and Portland Community College Sylvania is right next to the neighborhood.

Studio-sized condos, million-dollar Mountain Park mansions
Mountain Lake values education; 67.8% of residents have a college diploma, compared to the national average of 34.1%. Mountain Park residents also enjoy more spending power, with a median household income of around $111,971, compared to the national average of about $70,000. Higher incomes afford Mountain Park a median single-family home price above $750,000.
Expansive, contemporary ranches built from the 1970s and onward with four or five bedrooms and intricate landscaping featuring stone accents usually cost above the $1-million mark. Though the neighborhood—like the greater Lake Oswego—is rich with impressive builds in the seven digits, there are condos in the $200,000s and $300,000s on the market as well. Buyers will find smaller, one-level, early ’70s homes—along with the occasional mid-century modern build—and three to four bedrooms listed between $725,000 and $900,000. Regardless of price, most homes in the neighborhood are part of the Mountain Park Homeowners Association, coming with access to the private clubhouse and walking trails the association maintains.

Stunning views in Nansen Park
The Mountain Park Homeowners Association plays a vital role in the community with its state-of-the-art clubhouse. Featuring an indoor pool, therapeutic spa, fitness center staffed with personal trainers, childcare and summer camps for kids, the HOA clubhouse is the center of recreation in Mountain Park. The association also maintains miles of walking trails surrounding the clubhouse for when the weather is too nice to be inside.
Neighborhood parks include McNary Park, with its off-leash dog area, and Nansen Park, the highest point in Mountain Park. “It’s a small, little park, really just a grassy area with some benches, but you can get one of the best views in the area,” Hartley says, referring to Nansen Park. For longer excursions to nature, residents have easy access to nearby Tryon Creek State Natural Area, a 658-acre, second-growth forest.

The Mountain Park Clubhouse is a private HOA club that offers social and exercise activities.

Mountain Park residents enjoy buffet-style Greek and Persian cuisine at Shandiz Mediterranean Restaurant and Grill. It’s the place to go for falafel, perfectly seasoned meat skewers and braised New Zealand lamb shank—with belly-dancing performances on select nights. Next door, Walter Mitty’s Restaurant and Bar serves American classics like hamburgers and sirloin, though it’s known for the wilted spinach salad.
For groceries, locals take Boones Ferry Road to the New Seasons Market in Oswego Towne Square, a trendy, upscale spot. At the same plaza, shoppers will find a Columbia sportswear outlet and a Starbucks.
Shandiz Bar & Grill in Mountain Park offers excellent Mediterranean cuisine.

Easy access to Portland, Nike and Intel headquarters
A planned neighborhood, Mountain Park is, by and large, residential. Boones Ferry Road, bordering the neighborhood to the east, takes errand-runners to the Oswego Towne Square. Commuters from Mountain Park can take Interstate 5 and Pacific Highway West to Downtown Portland, about 20 minutes away. Many who do not travel to Portland for work drive about 30 minutes to the Intel and Nike headquarters west of the city.
