Located just west of downtown Abilene and 8 miles from Dyess Air Force Base, Cobb Park is an established community featuring narrow streets lined with prewar homes. "We currently don't have too much development happening in the area," says Chris Katz, manager of Philpott Florist and Greenhouses, a century-old local business. "But we are like six blocks from downtown. You can easily walk downtown or bike." The neighborhood's name comes from the Cobb family who donated land in the early 1900s. Cobb Park has grown alongside Abilene, including its namesake park, whose recreation center is seeing renovations as part of a bond proposal for new recreational facilities across the city.

Cobb Park spans 14 acres and features a small playground and the Cobb Recreation Center, which will be demolished and fully rebuilt as part of a $28 million bond proposal. The current recreation center has been a vital resource for local parents, offering summer camps, sports leads and before- and after-school programs. South of the neighborhood, Oscar Rose Park is home to Adventure Cove, an outdoor water park, which is the only one in Abilene. Cobb park is also home to Rose Park Senior Activity Center and The Abilene Community Theatre, which hosts plays throughout the year. "The senior citizen center is a great spot for our senior citizens to get lunch and meet up for different clubs," says Robbie Johnson, Team Lead at Texas Lifestyles Group powered by Epique Realty. She's been selling houses in Abilene for nearly a decade.

Located 2 miles from Downtown Abilene
The neighborhood is 2 miles from Downtown Abilene, home to museums and small businesses. It also has the Abilene Farmers Market on Thursday and Saturday mornings. "Downtown is great. It has lots of cool things like The Paramount Theatre. I just wish they'd extend some of that art down this way. There's a lot of cool sculptures down there I wish we had," Katz says. Downtown's dining scene features long-standing favorites like Cypress Street Station and Beehive, offering intimate settings with white tablecloth-covered dining rooms. However, Cobb Park does have a few locally owned shops. Philpott Florist and Greenhouses has sold fresh bouquets on North First Street for over 100 years. "We just celebrated our 104th year. We have our greenhouse, so we have many green plants," Katz says. "We are located in a good spot. I wish we had more things like coffee shops and stores in the area." Dollar General on North Mockingbird Lane for last-minute groceries and United Supermarkets to the west and south are less than 2 miles away.

Historic homes vary from street to street in Cobb Park
Cobb Park's prewar homes and remodeled houses surround a city park. Many of the neighborhood's Craftsmans and Colonial Revivals need infrastructure updates. Weathered bungalows and minimal traditional homes rest on medium-sized lots dotted with mesquite and oak trees. Most houses here range from 1,500 to just over 2,000 square feet and sell for around $100,000 to $220,000, though some larger properties reach $300,000. Many homes need garages and instead have carports or alleyways leading to backyard sheds, or residents rely on street parking. "Carports are common around here. Some people enclose their garages to make an extra bedroom, and that's why they have them," Johnson says. She also mentions that sidewalks are scarce, typical for many Abilene neighborhoods. "Many of our streets don't have sidewalks, which is true for most of downtown. However, newer subdivisions on the southside are being built with them," Johnson says. This area isn't in Abilene's flood zone, so flooding during storms is less of a concern here than in other parts of the city.

Cobb Park is part of the Abilene Independent School District (AISD). Students in the northern part of the neighborhood Martinez Elementary School with an A-minus grade on Niche. Students at the southern end may attend rated Eugene Purcell Elementary School with a B-minus grade. Craig Middle School has a B-minus, and Abilene High School has a B-plus. The high school offers Air Force JROTC and a competitive sports program, highlighted by its rivalry with Cooper High School. Cobb Park is also home to AISD's Summer Nutrition Program, where kids can enjoy complimentary breakfast and lunch during the school break. Abilene Christian University is the city's largest college 3 miles north.
