Small subdivisions close to Redbud Park
Over Place's mid-century and prewar homes are convenient to most places in Abilene. The community is home to McMurry University and is less than 10 miles from downtown and Dyess Air Force Base. Over Place is also a part of a well-regarded school district whose students are active in recreational activities. Redbud Park is one of the city's most active green spaces just south of the neighborhood that was remodeled in 2022. "This is one of our rehab and revitalization areas," says Robbie Johnson, Realtor and broker at Keller Williams Realty and longtime resident of Abilene. Many builders have bought infill lots and built brand new houses." With new homes and walkability to neighborhood parks, Over Place appeals to growing families and newcomers to the city looking to be close to the base.
Summertime fun at the splash pad
At Redbud Park, sunny days are for Little League practices and playing at the splash pad. Located a mile south of Over Place, the park received a $6 million revitalization in 2022. This community-funded initiative expanded the YMCA of Abilene with a swimming pool, sauna and child education wing. "It has been a long time since the park was renovated and the YMCA is a part of it," says Suzanne Fulkerson, owner and team leader of The Fulkerson Group brokered by Real. She's lived in Abilene for 20 years. "There is a prairie dog sanctuary right next to it. It's a gated area where they let them run. I didn't know what it was at first. I thought it was a squirrel." Fulkerson emphasizes the popularity of youth sports in Abilene, noting that the park is home to the Abilene Legacy Little League, formed by the merging Southside and Dixie Little Leagues. Many residents also join the private Abilene Country Club, which is consistently ranked as one of the top courses in the state by the Dallas Morning News.
