Historic and on the rise near revitalized park
Sears Park has a deep history of close bonds, located just 3 miles south of downtown Abilene. Arthur Sears Park and the adjacent Cesar Chavez Recreation Center are significant in Abilene's culture, serving as the focal point for The Abilene Walkout of 1969—a pivotal moment in the city's Chicano history. "It’s one of our far north communities that is expanding," says Suzanne Fulkerson, owner and team leader of The Fulkerson Group, brokered by Real and long-time Abilene resident. "It’s seeing some new changes here. It is closer to some of our colleges, Hardin-Simmons University and Abilene Christian University." Today, the neighborhood is undergoing a revitalization effort spearheaded by the 'Rebuild ABI' program. Recently, the community has seen promising transformations with the allocation of $1 million towards well-built, affordable new construction. As these revitalization efforts continue, Sears Park continues to house for generations.
With ample space, Sears Park is one its way to growth with new developments planned.

Arthur Sears Park offers a splash pad
In the summertime, Sears Park's recreational areas are buzzing with families having birthday parties and get-togethers. "The park is home to the Northern Little League. They have a ballfield there, and it's one of the most established leagues in Abilene,” Fulkerson says. In 2024, the city put $277,000 into remodeling Arthur Sears Park, adding a new ADA-accessible playground with ramps and swings. In the late 1960s, the Cesar Chavez Recreation Center became a central hangout spot with its open-air basketball court and rocket climber. Generations have spent their summers here playing little league, going to camps and joining in community events. Nowadays, the park's splash pad, walking trails and fitness centers keep everyone busy, and there are plenty of programs for kids and seniors. Just south of Sears Park, Fannin Park is a smaller green space with a few well-used basketball courts.

Mid-century homes and community initiatives
Walking through Sears Park highlights a stark contrast between the past and present. “There is a lot of older homes in the neighborhood that were lived in by factory workers and laborers," Fulkerson says. Despite a history of infrastructural challenges, many of Sears Park's midcentury ranch-style and minimal traditional homes have seen generations of residents. These houses are priced between $100,000 and $160,000 for up to 1,300 square feet. Recently, the neighborhood has been transforming with the allocation of $1 million towards well-built, affordable new construction. The 'Rebuild ABI' program was approved by the city council and aims to create affordable housing by building on empty lots and repairing existing homes. However, an oil well on Burger Street, close to Ortiz Elementary, has raised concerns among residents. Significant subdivisions include North Wood, Green Acres and College Heights. Newer farmhouse-style construction features barn garage doors and open yards. As of 2023, the project aims to stabilize home prices around $200,000.
The continues growth of the Sears Park community is evident in the newly constructed homes.
