A quiet community in Abington
Rydal, a community in Abington Township, has homes with manicured lawns among gently rolling hills. "The area is walkable with a close community of people. We have our own public school system and festivals," says Sean Ryan, an Abington Realtor with Keller Williams Real Estate. Students attend Abington School District, a highly-rated school system with an A from Niche. However, the quiet suburb also has roots in higher education. Close to the neighborhood are three college campuses, including Pennsylvania State Abington.
Choosing between Colonial Revivals, Tudors and newer homes
Rydal's streets have subdivisions with sidewalks, landscaped front yards and homes with driveways. "The area has several housing styles built over the last century and a wide range of prices," Ryan says. There are a handful of split levels and sturdy brick homes. The community also has larger, well-maintained homes from the early 1900s. These homes range from Tudor-influences and remodeled farmhouses to Colonial Revivals. Homes under 2,000 square feet range in price from $250,000 to $575,000. Houses over 3,000 square feet range between $500,000 to $900,000. New traditional styles from the last five years, like the homes inside the Huntingdon Valley Subdivision and the 55-plus Walnut Hill development, are priced between $675,000 and $950,000. Condos are also inside the Hill House community and the gated Rydal Green for $300,000 to $450,000.

Learning in the A-rated Abington School District
Students to the north will likely enroll in Rydal Elementary, which earned an A on Niche. The school separates grade levels into two buildings: kindergarteners and first graders attend Rydal West, while second to sixth graders attend Rydal East. Kindergarten to sixth graders to the south attend McKinley Elementary; the school has a B-plus on Niche. Abington Middle also rated a B-plus. Lorimer Park contains multiple trails that meander through woodlands, meadows and a gurgling fishing creek. The trail along Pennypack Creek leads to the Pennypack Trail and a larger nature preserve. Alverthorpe Park is restricted to Abington Township residents. The park has basketball courts, and locals use the pickleball and tennis courts for a fee. The township has a 4th of July parade that ends at the park. Cegielkowski Park is a small space with a playground and a baseball diamond. Huntingdon Valley Country Club and Philmont Country Club are less than 5 miles from the neighborhood.
