A growing suburban community in Butler County

Named after President John Quincy Adams, Adams Township has a long history dating back to 1854. The township began as an agricultural community known for its lush valleys and meandering creeks, which have since given way to an influx of commercial and residential development. It’s now a burgeoning suburb whose quiet subdivisions, lush 100-acre park and central location along Pennsylvania Route 228 have made it one of the fastest-growing townships in Western Pennsylvania. “I’ve lived here my entire life. In my opinion, it’s the best place to live,” says Kelly Cheponis, a Realtor with Howard Hanna Real Estate. “There’s very high demand. It’s just a great sense of community.” Home to just under 15,000 people, the township hosts a variety of seasonal events that bring residents together. In addition to its natural beauty and suburban amenities, students are zoned to attend the highly rated Mars Area School District, which Niche ranks as the second-best school district in Butler County. “Now more than ever, you’re hearing people say they want to come here because of the school district,” Cheponis says. The township has also become known as a bedroom community, giving commuters access to PA 228 and proximity to downtown Pittsburgh, which is less than 30 miles south. Adams Township also boasts an overall CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.

Single-family homes, condos and townhouses include new construction

Residential subdivisions surround PA 228, and homebuyers will find everything from early 20th-century farmhouses to brand-new construction built throughout the early 2020s. Most homes were constructed between 2000 and 2010 and include traditional Colonial Revivals and sprawling ranch-style houses with half-acre lots. “You get larger lots with a little bit more room to breathe, but you’re close to everything,” Cheponis says. Newer construction is scattered throughout the township, and New Traditional homes offer open floorplans and modern appliances. Prices for single-family homes typically range from $350,000 for an older house to $800,000 for new construction. Homebuyers will also find custom-built homes with elements of Colonial Revival and French Provincial design, which sell for anywhere from $575,000 for smaller builds to $2 million for five-bedroom estates. Several condo communities can be found in Adams Township, with one-bedroom units starting at around $200,000 and three-bedroom units selling for up to $650,000. There’s also a mix of established and new construction townhouse developments, with prices ranging from $300,000 to $585,000.

Dual enrollment program at Mars Area High School

Students can begin their education at the Mars Area Primary Center, which serves kindergarten through first grade and earns a C-plus from Niche. Mars Area Elementary School covers second through fourth grade, while Mars Area Centennial School serves fifth and sixth grade. Both schools score an A-minus from Niche. Older kids can attend Mars Area Middle School before moving on to Mars Area High School, both of which receive a B-plus. In 2019, the U.S. Department of Education recognized Mars Area High School as a National Blue Ribbon School for its academic excellence and progress in closing achievement gaps between students. The high school partners with Butler County Community College to offer a dual enrollment program known as College within the High School, which allows students to take college-level courses on campus during regular school hours.

Walking path and sports courts at Adams Township Community Park

Adams Township Community Park spans over 100 acres around the Adams Township Municipal Building. “It’s the most beautiful park,” Cheponis says. “It’s great for people who want to walk.” She’s referencing the 1-mile paved path that forms a loop around the park. The green space also has a playground, athletic facilities and a splash pad open seasonally from Memorial Day through Labor Day. In 2024, the township added brand-new pickleball and basketball courts to the park. Residents can become members of the Treesdale Golf & Country Club, which stretches into the southern half of the township and features three nine-hole golf courses designed by golf legend Arnold Palmer. The township surrounds the Mars borough, where the Mars Area Public Library offers educational programming for all ages.

Community events include the Winter Lights Celebration

In addition to its athletic facilities, Adams Township Community Park is a destination for seasonal festivities. Popular events include a Halloween parade, an Easter egg hunt and the Winter Lights Celebration, which features hot chocolate, fireworks and an appearance from Santa Claus. In September, hundreds of vintage cars cruise through the park for the annual Adams Township Car Show.

Shops and restaurants off Pennsylvania Route 228

Shopping and dining are concentrated along the PA 228 corridor. Local favorites include Quality Gardens, which features an expansive greenhouse and an outdoor nursery filled with plants. The garden center is also home to The Bloom Cafe, known for its breakfast, lunch and locally roasted coffee. Sit-down spots include Luciano’s Italian Brick Oven and Springfield Grille, an elegant steakhouse with Americana décor and a rotating cast of daily specials. The essentials can be picked up at shops like CVS and Aldi. Adams Township has plans to further develop the commercial corridor, including the construction of a mixed-use complex known as the Adams Town Center. Errands can also be run at the Cranberry Commons shopping plaza, which is about 7 miles west and features stores like Target, Lowe’s and Kohl’s.

Interstate 79 connects residents to Pittsburgh

Adams Township lacks public transportation and is largely car-dependent. In addition to serving as a vibrant commercial corridor, PA 228 connects residents to major thoroughfares such as Interstate 79. Less than 10 miles west of Adams Township, the interstate is the primary north-south thoroughfare in western Pennsylvania, leading about 25 miles south to Pittsburgh and beyond. Pittsburgh International Airport is about a 38-mile drive away via I-79.

Proximity to ANH Wexford Hospital

ANH Wexford Hospital is less than 10 miles south of Adams Township. Part of the Allegheny Health Network, the hospital has a 24/7 emergency department and a cancer institute home to one of the largest cell transplant programs in Pennsylvania.
