Living among lush trees on the New Jersey border
Airmont is a residential village in the Town of Ramapo with homes shaded by tall trees and direct routes to nearby shopping centers and restaurants. Airmont’s history reaches to the late mid-1800s when state Route 59 was built as a direct path east for farmers to reach the Hudson River. The village was incorporated in 1991, and the name Airmont is a mix of “air” and “mountains” as a reference to the area’s natural beauty and proximity to the Ramapo Mountains.
“What people like is that you have a lot of space,” says Michal Jacobi, a licensed real estate salesperson at Keller Williams Valley Realty who has helped many people move into Airmont and surrounding areas. “There are nice big properties and lots of greenery. You get that feeling of living in the country, but you’re so close to everything else.” A drive down residential streets takes residents to grocery and big box stores in New Jersey. Trains taking commuters from nearby Suffern to Manhattan even pass through The Garden State. Overall, Airmont is a quiet place to live while still having ways to reach jobs in Manhattan and entertainment nearby.

Employers include health care and Suffern Central schools
When it comes to jobs, many Airmont residents work in health care, education or construction. The Good Samaritan Health Hospital is off Route 59, about 2 miles from Airmont or a less than 10-minute drive.
The Suffern Central School District gets an A from Niche, and Airmont has the A-minus-rated Cherry Lane Elementary. Central United Talmudical Academy of Monsey is an all-girls, private Jewish school that is unrated by Niche. The school is currently expanding its campus to make room for an additional 1,000 students.

Airmont has larger lot sizes than neighboring villages
Split-levels and the occasional Colonial Revival have large lots surrounded by tall pine and honey locust trees. Many homes here were built in the 1950s or 1960s, and it’s common to see in-ground pools in backyards. The village’s median price is $850,000, nearly double the national median. “Airmont is pretty similar to Montebello in terms of price,” Jacobi says. “Prices might be a drop higher than Suffern because Airmont homes have half an acre to almost an acre. Most homes have been here for a while, and people tend to keep what they buy instead of tearing down and building new.” Some homes can start around $750,000, while others sell for over $1 million. The Retreat is Airmont’s 55-and-older community, where townhouses usually sell in the $400,000s.
Most places of worship in town are synagogues, though they may not look like it at first glance. Many of the religious sites are single-family homes that have been converted into worship spaces. Getting to a local synagogue on Saturdays may require walking on the side of the road since most residential streets don't have sidewalks.

Taking the train, bus or New York State Thruway to Manhattan
Many residents depend on their cars to get around town. “A lot of people still commute to Manhattan,” Jacobi says. “If you live in the Town of Ramapo, like in Airmont or Montebello, you have the New York State Thruway, and it’s very easy to commute. There are also the Monsey Trail buses that go back and forth to Manhattan. People commute to other places that are closer. They travel to New Jersey and places that are closer to get to by car.”
The village is about 30 miles from Manhattan and roughly 40 miles from Newark Liberty International Airport and LaGuardia Airport. The nearest train station is in Suffern, and a ride on the ShortLine Hudson Train to Penn Station takes a little over an hour.
Summer camps, tennis clubs and nearby parks
“Besides the fact you live in a very beautiful area, you’re also close to a lot of great parks,” Jacobi says. “You’re not too far from Harriman State Park. You’re close to Kakiat Park, where people go to hike, and it’s a five to seven-minute drive.” During the summer, some parents sign their kids up for Camp Scuffy or Ramapo Country Day Camp. Town of Ramapo residents, including Airmont, can get a discounted member rate at Rustic Brook Tennis and sign up for tennis lessons.
While the village doesn’t host any events, Airmont is close to the action. “You’re right at the border of Montebello, and they have a festival in September,” Jacobi says. “Suffern has a street fair twice a year on Lafeyette.” Summers can be hot and humid, while winters often have snowfall. The village sends out snow emergency alerts when the road conditions are poor and will announce when street parking is prohibited.

Small shops nearby with a short route to the Palisades
While the village is mostly residential, there are small shopping centers along Route 59 and Saddle River Road with Kosher restaurants, fast food restaurants and grocery stores. “In Airmont, you’re close to the Palisades Center and Woodberry Commons. You have a bunch of supermarkets, and you’re close to Costco,” Jacobi says.
The Town of Ramapo Police Department responds to calls in Airmont. According to FBI data, the town had a nearly 15% increase in reported violent crimes and an over 10% increase in nonviolent crimes between 2022 and 2023.
