Timber Springs offers a quiet multiple subdivisons on the edges of Alafaya
Timber Springs gives access to single-family homes close to good schools and local activities. Properties in this Alafaya neighborhood can back onto artificial lakes or forests and have decorative palm trees out front, along with smaller lawns. Both in-ground pools and community pools are present. “It’s a nice neighborhood, it’s quiet and it has good landscaping,” says Samantha Lee, a realtor with Brown Home Group. “And it’s a big subdivision with several neighborhoods, each of them is gated and it’s very close to good schools.”
A mix of gated townhomes and single-family dwellings
Single-family homes range between $450,000 and $800,000, while townhomes typically cost between $300,000 and $400,000. Homes include Mediterranean Revivals and New Traditionals. “(Timber Springs has) two HOAs, a master and a small community HOA, and combined, it’s around $110 every month,” says Lee. The community is split into several subdivisions with gated entrances. The community has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4 out of 10. Lee also notes that the community attracts mostly families. Severe weather can be a factor, but Orange County has an alert system for residents.
