Timber Springs offers a quiet multiple subdivisons on the edges of Alafaya

Timber Springs gives access to single-family homes close to good schools and local activities. Properties in this Alafaya neighborhood can back onto artificial lakes or forests and have decorative palm trees out front, along with smaller lawns. Both in-ground pools and community pools are present. “It’s a nice neighborhood, it’s quiet and it has good landscaping,” says Samantha Lee, a realtor with Brown Home Group. “And it’s a big subdivision with several neighborhoods, each of them is gated and it’s very close to good schools.”

A mix of gated townhomes and single-family dwellings

Single-family homes range between $450,000 and $800,000, while townhomes typically cost between $300,000 and $400,000. Homes include Mediterranean Revivals and New Traditionals. “(Timber Springs has) two HOAs, a master and a small community HOA, and combined, it’s around $110 every month,” says Lee. The community is split into several subdivisions with gated entrances. The community has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4 out of 10. Lee also notes that the community attracts mostly families.

Severe weather can be a factor, but Orange County has an alert system for residents. Flood maps from the Federal Emergency Management Agency show local creeks can pose a flooding risk.

Middle and High Schools in the area, UCF is further north

Pupils start at Timber Lakes Elementary, ranked A-minus on Niche. Timber Springs Middle School has an A-minus grade. Timber Creek High School has an A-plus and offers dual enrollment programs with Valencia College and the University of Central Florida. UCF’s campus is 8 miles north and has an A.

Community Parks, nature preserves and Orlando Speed World

Timber Springs Community Park is only for residents and features a covered playground, walking paths and sports courts. Bella Vida Park has a playground, dog park and basketball hoops. The Hal Scott Regional Preserve and Park offers multiple hiking trails, fishing spots and horseback riding. Stonybrook East Golf Club has a Par 72, 6,800-yard layout and a practice area.

Orlando Speed World is east of the community and features oval and drag racing. Orlando’s theme parks are to the east, with Universal 24 miles away and Disney 40 miles.

Dining and shopping in The Town Center at Timber Springs

The Town Center at Timber Springs features a mix of chain and local spots. Shahi Cuisine is a fusion restaurant serving both Chinese and Indian food. Virgin Island Tyme Grill has Caribbean dishes, including jerk chicken, oxtail and coconut shrimp. Tratto Italian offers pizza, pasta dishes, risotto and other entrees.

The town center has a Walmart Neighborhood Market and other retailers. Avalon Park, directly south, has more restaurants and a Publix. Waterford Lakes on North Alafaya Trail offers a wider selection of big-box stores. HCA Florida Alafaya Emergency is 5 miles west.

Route 50 and access to Orlando International Airport

Avalon Park South Boulevard connects to Route 50, which leads to Orlando’s Central Business District and Interstate 4. Both Orlando International Airport and the Brightline rail station are 17 miles west.
