An all-in-one Orlando neighborhood
Ray Lopez hears it again and again when he sells homes in Waterford Lakes: there’s so much to do inside the neighborhood. Home to one of Orlando’s largest shopping centers, Waterford Lakes makes up for its location 13 miles from downtown Orlando. “You pretty much have everything in one spot,” says Lopez, owner and operator of the Keller Williams Orlando Waterford office and a resident since 2001. “You don’t really need to leave Waterford Lakes for anything.” Waterford Lakes is one of several neighborhoods making up a large master-planned community also called Waterford Lakes. Unlike surrounding neighborhoods such as Waterford Lakes East and Waterford Lakes South, which are mostly homes, Waterford Lakes is defined by Waterford Lakes Town Center. The open-air shopping and dining complex features more than 100 businesses, all within 2 miles of residents.

Waterford Lakes Town Center has large stores such as Target, Sprouts and The Home Depot, and restaurant options include upscale chain Cooper’s Hawk and Kura Revolving Sushi Bar, which opened in 2024 to a line of customers out the door. Orlando’s theme parks are more than 20 miles away, but Waterford Lakes has its share of entertainment. Golfer Tiger Woods is a partner in PopStroke, an 18-hole miniature golf course that incorporates rolling terrain, bunkers and fairways. “When I have friends come in from out of town, they’ve never seen anything like it,” Lopez says. At Keg Social Orlando, bowling, axe-throwing and arcade games are available year-round. The East Orlando Farmers Market comes to Waterford Lakes Town Center on Sundays. Vendors sell raw Florida honey, tropical fruit and fluffy crocheted animals. The town center also hosts monthly events, such as outdoor movie screenings, and has an AdventHealth Primary Care clinic.

Houses and condos in Waterford Lakes
Most residents rent, but there are dozens of houses and condos. Homes are often Mediterranean-influenced designs or Colonial Revivals situated on tight lots, and many houses back up to small lakes and ponds. Homes typically cost between $250,000 and $450,000, though properties with private swimming pools can fetch more. “When we look at housing in general, people want a pool,” Lopez says. “Homes with pools are getting people top dollar.” Condo complexes are clustered on the southeast side of the neighborhood, with units usually selling for between $200,000 and $300,000.

Dual enrollment options at Timber Creek High
Children getting a public education are zoned to Orange County Public Schools, starting with Waterford Elementary School. Located in the neighborhood, Waterford Elementary gets an A-minus from Niche. Students can progress to Discovery Middle School, graded a B-plus, and Timber Creek High School, which receives an A-plus. Teens at Timber Creek High can take dual enrollment courses at one of three higher learning institutions: the University of Central Florida, Valencia College or Orange Technical College. Orange County Public Schools allows students to transfer to schools they’re not zoned to, contingent on an application process and a school’s capacity level.
The University of Central Florida is about 2 miles north of Waterford Lakes. Not only is it the largest college in Florida, but UCF’s campus abuts Central Florida Research Park. Nearly 10,000 people work at this cluster of technology companies and government contractors.

A green respite at East Orange Neighborhood Park
East Orange Neighborhood Park provides a break in the residential and commercial development sprawling across the neighborhood. Children can play on the playground, shaded from the Florida sun by canopies. A small creek provides a home for ducks and other birds. Just south of the neighborhood, the Waterford Lakes Community Association pickleball courts host occasional tournaments with small cash prizes. Locals can hike 3 miles of trails near the Econlockhatchee River at the Econlockhatchee Sandhills Conservation Area 5 miles away.

St. Joseph Catholic Church, Innovation Church and more
Waterford Lakes has one of the heaviest concentrations of churches in eastern Orlando, with more than five in the neighborhood. They include St. Joseph Catholic Church, The Church of Jesus Christ of Latter-day Saints and nondenominational churches such as Innovation Church. Innovation Church is often busy putting on events in and near Waterford Lakes, including an Easter jam with face painting and inflatables and a fall hoedown complete with pony rides and bonfires. Meanwhile, Masjid Al-Malik is about 2 miles from the neighborhood.
State Road 408 connects to Orlando
Waterford Lakes has on- and off-ramps to State Road 408, a toll road that leads to downtown Orlando. While 408 runs east and west, it intersects with State Road 417, a north-to-south toll road. “You can go anywhere in the city within 45 minutes,” Lopez explains. The Lynx bus system has a stop at the intersection of East Colonial Drive and Alafaya Trail; the bus reaches the University of Central Florida in less than 10 minutes and arrives downtown within an hour. Orlando International Airport is 17 miles away.
