Walking distance to independent eateries, entertainment hot spots and the Flint River, Albany Historic District is an up-and-coming urban neighborhood teeming with century-old residences and buildings. City programs providing financial incentives to downtown property owners have restored many homes and businesses during the last few years. “We are going through a revitalization process in downtown Albany,” says Nyame Fields, a Realtor with Select Realty Professional Partners, and a longtime Albany resident. “It’s still going to be five years before it all gets done. They are really trying to bring it back to its former glory.”

Vintage properties getting a new life in Albany Historic District
Albany Historic District features homes in various styles, ranging from Craftsman to Tudor-inspired designs. Mature oak trees provide shade along the neighborhood’s sidewalk-lined streets. The property lots are typically compact and surrounded by shrubbery. “You’ll see some beautiful old homes with wraparound porches. There are a lot of old Victorians that could use some TLC,” says Marisha Wooten, a broker with Prestige Realty of Southwest Georgia, who’s been selling homes in the area since 2017. “I would say 20 to 25% have been renovated. A lot of these homes are being purchased and converted into commercial businesses. It’s going to look really different in a few years.” Smaller fixer-uppers can be found between $50,000 and $100,000, while move-in-ready homes go for $250,000 to $300,000. Albany Historic District has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.

Outdoor fun at Riverfront Park
Riverfront Park, on North Front Street, has a turtle-themed playground, splash pad and paved walking trails that run beside the Flint River. The trails lead to Ray Charles Plaza, which has a life-sized statue of Albany native Ray Charles playing the piano. “We are south of the Flint River, so we are prone to flooding. We had a bad flood in 1994, but we haven’t had any catastrophic flooding since then,” Wooten says. “As a general rule, it's always good to carry flood insurance, especially the closer you are to the Flint.”
From rhinos to cheetahs, Chehaw Park & Zoo is home to hundreds of animals. The 800-acre park, 5 miles north, also features a disc golf course, BMX bike trails and a lake stocked with catfish.

Jimmie's Hotdogs is a longtime favorite
Popular restaurants downtown range from casual mainstays like Jimmie’s Hot Dogs, which opened on South Jackson Street in 1947, to upscale eateries like The Flint on North Jefferson Street. “The Cookie Shoppe is one of my favorites downtown,” Fields says. “It’s a breakfast and lunch spot that’s been there for years. I love their baklava.” For grocery shopping, there’s a Piggly Wiggly on Gordon Avenue just south of the neighborhood. Albany Mall, with anchor stores Belk and Dillard’s, is 5 miles northwest.

Live music at Fridays on the Flint
“Downtown is kind of our heartbeat,” Wooten says. “That’s where they do the Albany State University Homecoming parade and the Christmas parade.” Fridays on the Flint is a free music concert series with food trucks and artisan vendors. It’s held on the first Friday of every month from May through November at the Veterans Park Amphitheatre on West Oglethorpe Boulevard. Pretoria Fields, a craft brewery on Pine Street, regularly hosts karaoke nights and live music. “It’s always packed there,” Wooten says.
