Situated between two of Albany’s biggest employers, Dixie Heights appeals to people seeking a hassle-free work commute. Albany State University (ASU) is just north of the neighborhood, and the Procter & Gamble plant that makes paper projects is just east. “It’s very much a blue-collar area. People look to Dixie Heights because it’s close to their jobs,” says Nyame Fields, a Realtor with Select Realty Professional Partners and a longtime Albany resident. “It’s probably within walking distance of ASU. That’s helpful for people who work there and students as well. It’s also somewhat close to the hospital, which is another major employer.” It’s not all about work though. Dixie Heights residents are also just 2 miles from entertainment downtown.

Getting to Albany hot spots
U.S. Route 19 runs parallel on the neighborhood’s eastern side, making it easy to get around the city. Southwest Georgia Regional Airport is 5 miles southwest. Downtown is a 2-mile drive via Radium Springs Road. Phoebe Putney Memorial Hospital, a 691-bed facility, is 3 miles away on Third Avenue.

A taste of Philly at Deem's Water Ice
While Dixie Heights is largely residential, a few mom-and-pops are right in the neighborhood. Locals head to Deem’s Water Ice on Radium Springs Road for Philly cheesesteaks and frozen treats, while La Estrella To Go, on Mobile Avenue, is the spot to pick up authentic Mexican fare. A mile away on Oglethorpe Boulevard, more dining options exist at Shackleford Shopping Center. “That little shopping center has been there for years. It has Little Jamaican Restaurant, which is really good. I love their coco bread and their jerk chicken and rice,” Fields says. “Shabazz is a soul food restaurant right next door. They have fried fish that I really enjoy.” Just south on Radium Springs Road, Radium Crossing Shopping Center has a Food Lion and a Dollar General.

Fishing and boating at Lake Chehaw
Riverfront Park in downtown Albany has a turtle-themed playground and a paved walking and biking trail along the Flint River. The path leads to Ray Charles Plaza, which has a rotating statue of Albany native Ray Charles playing a grand piano. Chehaw Park & Zoo is home to hundreds of animals, from flamingos to camels. The 800-acre park, 7 miles north, also features a splash pad, disc golf course and a racing track for remote control cars. “Lake Chehaw is separate from the park. It’s a huge lake with public boat ramps. People take kayaks, canoes, motorboats and jet skis out there,” says Roger Jones, a Realtor with The Real Estate Concierge and former police officer in Albany. “It’s a good place to go fishing. You have to have a license to fish, but it’s free to use the lake.”

Properties rest along quiet streets with roomy lots of at least a quarter-acre, dotted with mature pine and oak trees. Dixie Heights has a CAP Index Crime Score of 5 out of 10, slightly higher than the national average of 4.

Monroe High readies students for the future
Public school students in Dixie Heights may attend Morningside Elementary, Radium Springs Middle and Monroe High. All three schools are part of the Dougherty County Schools district and earn C-minus Niche grades. Monroe High offers a variety of courses that prep students for college or careers right out of school.
Karaoke, live music and craft beer at Pretoria Fields
Albany State University, a historically Black university founded in 1903, is the site of regular community events like the bi-annual Dougherty County Youth Orchestra Concert that showcases the talent of area high school students and Homecoming. “ASU Homecoming is my favorite event in Albany. They have a parade downtown. People tailgate,” Fields says, whose father attended the university. “So many people come back to the city to visit with their family and friends. That happens every October.” Pretoria Fields, a craft brewery downtown on Pine Street, regularly hosts karaoke nights and live music. “Albany is a city that feels more like a smaller town,” Jones says. “You get to know quite a few people. For me, that’s the best thing about living there.”
