With fixer-uppers starting at $30,000, Albany’s Jackson Heights neighborhood appeals to investors and first-time homebuyers. Houses sell quickly here, spending an average of 15 days on the market versus 44 days nationwide. “The price point for that area is relatively low. Most homes sell for around $70,000, compared to $160,000 in Albany as a whole,” says Roger Jones, a Realtor with The Real Estate Concierge and former Albany police officer. “It’s more of an investor area. For the most part, people renovate, hold and rent those properties out. Ronnie's Rib & Chicken Shack offers local flavor
Along Clark Avenue, locals stop in for soul food favorites like oxtails and smothered pork chops at New Flavor. He’s returned that community support with events like free food giveaways on the Fourth of July. “There are a lot of chain restaurants, 2 or 3 miles south on Oglethorpe Boulevard," Jones says. “A Maryland Fried Chicken just got built into the Valero gas station that’s really close by on the east side.” For produce and meat at a discount, there’s Rubo’s market, while a Walmart Supercenter is 3 miles east on Cordele Road.
