Radium Springs is one of the Seven Natural Wonders of Georgia
Radium Springs' sky-blue waters once attracted visitors to the Radium Springs Casino, built in the 1920s. The casino was a thriving resort and spa in its prime until a devastating flood in the 1990s. "I remember the casino and spending summers swimming in the spring. I even played at the golf course," says Chris Johnson, an award-winning muralist who grew up in Radium Springs. Known as one of the Seven Natural Wonders of Georgia, it is the largest natural spring in the state named after its trace amounts of radium found in its water, though it has decreased over time.
Today, Radium Springs is a shadow of its former self, but locals are working to preserve it with new recreation and art projects. "Dougherty County asked me to paint it as a part of an initiative to revitalize Radium Springs." New trails have also been added to the spring, though swimming is no longer allowed. Located 5 miles from downtown Albany and bordered by the Flint River, Albany residents are close to the area's major employers, including Marine Corps Logistics Base. Neighbors also enjoy large lots, with homes near two elementary schools, and a location that's less than a mile from the nearest grocery store.

Radium Springs’ new trail system
With new public artwork and trails, Radium Springs is evolving despite its challenges. A mural on Spring Run Bridge, features a large blue heron, the old casino and images of Albany's native groups. "A big part of the artistic conceptualization of the piece was the sky. It contrasts a stormy sky with a rising sun, symbolizing resilience and new beginnings," Johnson says. "It's special to create art for a community that values it." A master plan for a trail system connecting Radium Springs to downtown Albany is unfolding in three phases. The first phase was completed in 2022, adding a little over 4 miles of multi-use pathways near the spring. The second phase will extend the trail to Albany State University and the third will link to downtown. Although swimming is not allowed, pedestrian bridges and Spanish moss-draped cypress trees surround the spring, with green foliage visible beneath the clear water. At Radium Boat Landing and Park, locals can launch kayaks onto the Flint River, connecting to Riverside Park and downtown. On Sunset Lane, Kalmon Malone Park's Bill Miller Community Center offers a ceramics studio and basketball courts.

Ranch-style homes near Morningside Elementary School
The community features a mix of midcentury Colonial Revival, ranch-style and minimal traditional homes with a quarter-acre to a half-acre lots. "Radium Springs has little villages filled with nice old houses with big oak trees. There is a big appreciation for the land and its history," Johnson says. Many houses were built in the 1950s, 1960s and 1970s and require renovation. Closely spaced homes with carports across from the spring are generally under 1,200 square feet and priced between $105,000 and $180,000. South along Azalea and Skywater boulevards, houses on spacious lots range from $150,000 to over $250,000 for move-in-ready properties. To the north, near Morningside Elementary, the Kalmon & Malone subdivision features homes with front porches and fences, situated close to a grocery store and a large park. These range from $50,000 to $100,000. This area has a CAP Index Crime Score of 5, slightly higher than the national average of 4 out of 10, but it is within 2 miles of Georgia State Patrol Post 40.

Radium Springs Middle School is home to the Magnet School of the Arts
The neighborhood is part of the Dougherty County School System. Local kids may attend Radium Springs Elementary, which has a C-minus Niche rating and features award-winning dance, cheer and robotics programs. This creative focus extends to C-minus-rated Radium Springs Middle School, home to the Magnet School of the Arts with dance, visual art and music programs. Dougherty Comprehensive High School has a C rating and offers football, golf and cross country.
Radium Springs is in a flood zone
Radium Springs has a history of natural disasters. In 1994, Tropical Storm Alberto caused severe flooding, displacing many residents and leading to the closure of the historic Radium Springs Casino. A 1998 flood required locals to rebuild their homes once more. Since then, the neighborhood has faced hurricanes, fires and tornadoes. After an EF3 tornado in 2018, a local elementary school helped plant new trees. Radium Springs is in a flood zone, with neighbors needing flood insurance and optional windstorm insurance.

While it's 5 miles from downtown, Radium Springs has its own conveniences. For authentic Southern cooking, Café 5.0 serves hearty breakfast plates, burgers and fresh seafood. On Moultrie Road, 3 Squares Diner is a regional chain with daily specials like country-fried steak and grilled pork chops. The Radium Crossing Shopping Center has Food Lion and Dollar General. Albany Mall and Albany Square are major shopping districts 12 miles north.
