Like many areas around downtown Albany, homes in Ragsdale are some of the city's oldest. They were mainly built between the early and mid-20th century, with ranch homes and simple, minimal traditional houses sitting beneath the leaves of oak trees. Many properties are being sold as investment opportunities as homebuyers restore houses either for themselves or to flip. There are small sections of Ragsdale where homes are newer, built at the end of the 20th century or the start of the 21st, but those are much rarer. "We went to keep prices low, even as they work on restoring areas of the city," Muldrow says. "Mixed-income neighborhood focus and affordable housing is important to us." Albany is vulnerable to heavy rainfall and sometimes flooding from the Flint River, so the county encourages homeowners to purchase additional flood insurance. Ragsdale has a CAP Index Score of 6, with the national average being 4, and violent crime predictions tend to trend higher. In the neighborhood is Mary Young Cummings Memorial Park – also known as Ragsdale Park – which features large grassy areas for soccer games and picnicking and walking paths around a large pond. To the west, Ragsdale is bordered by Carver Park and the Driskell Community Center. It has many recreational options, from baseball fields and tennis courts to a playground, pool and spray park area. "Recreational activities are on the rise with the City Recreation Department leading a collaboration with the Dougherty County School System and Albany State University," says Yvette Fields, the assistant city manager of Administration for Albany. Ragsdale falls under the Dougherty County School System, and many local kids will start their education at Martin Luther King Jr. Elementary before heading to Merry Acres Middle and Monroe High. All schools receive a C-minus grade on Niche, and Monroe High gets a specific A-plus ranking for its extensive list of clubs and activities. Albany focuses on ensuring that family-oriented events happen year-round, most of which take place downtown. "The Chamber of Commerce is busy all the time thinking of things to put on for us," Muldrow says. "We have First Fridays on the Flint, which is totally free. It brings everyone downtown for food, drinks and community. And in the fall, we do a ton of festivals and carnivals."Routing via Route 19 and 82
While an interstate does not directly serve Albany, U.S. Route 19 and U.S. Route 82 are the primary routes for getting around and outside the city. Southwest Georgia Regional Airport is just south of Ragsdale, and it services directly to and from Hartsfield-Jackson Atlanta International Airport via Delta. Just 2 miles north is the Phoebe Putney Memorial Hospital, the largest medical center in Albany and one of the city's biggest employers. As for getting to work, commuters don't have much to worry about. There are few places in Albany that you can't drive to within 20 minutes," Fields says. "Traffic is almost nonexistent except for a few minutes in the morning and a few minutes in the afternoon. Just 6 miles north of Ragsdale is Albany's most prominent commercial area, anchored by the Albany Mall. Here, residents can find daily errand stops such as Sam's Club, Target and Publix, alongside several other national retailers and chain restaurants. For an even quicker trip, nearby Slappey Boulevard has a couple of convenient shops, including Piggly Wiggly and Dollar General. Ragsdale's proximity to downtown Albany means being near some favorite local restaurants, from upscale Southern dining at The Flint to casual chats and lattes in Cornerstone Coffee and Co.
