One of Albany's most notable features is the Flint River, which flows into lakes and canals where developers have found great opportunity. River Pointe Plantation is built around the namesake River Pointe Golf Club, designed in 1995 at the shores of Lake Chehaw. Once the golf club was established, homes around the golf course began popping up, drawing in homebuyers seeking lakefront property. "While downtown Albany is largely generational, the outskirts are popular for bigger, new development," says Albany native RaShaunda L. Muldrow, owner of The Real Estate Concierge. "We have big-name employers, like Phoebe Putney Hospital and Albany State, so of course, there are well-established people who want those nice homes." While River Pointe Plantation carries some of the highest price tags in Albany, the community amenities are worth it to many.

The first homes in River Pointe Plantation started to crop up around 1995, and since then, the community’s growth has been slow but steady. Most houses built between 1995 and 2005 are new traditional styles, with brick or stucco siding. They are often over 2,000 square feet and sell between $320,000 and $450,000. Contemporary styles have popped up since 2010, usually sitting on one or two acres and featuring amenities such as private lake docks. These homes are higher in price range, selling between $500,000 and $900,000. The average square footage for neighborhood homes is just over 3,000, much higher than the average across the U.S. Properties in River Pointe Plantation sell for nearly $2,000 more than the Albany average.

Dougherty Comprehensive High School gets an A grade for extracurriculars
River Pointe Plantation falls under the Dougherty County School System, and many local kids will start their education at Northside Elementary before heading to Albany Middle, both of which receive a C-minus on Niche. Dougherty Comprehensive High School gets a C overall but gets an A for its diverse club offerings and extracurriculars. It's also the first and only high school in Dougherty County under the charter school system to implement the International Baccalaureate Program.
The student population of Northside Elementary School is 329 and the school serves grades PK-5.
The student population of Albany Middle School is 894 and the school serves grades 6-8.

The Flint River is a top kayaking spot
The dominating green space of River Pointe Plantation lives in the heart of the neighborhood. River Pointe Golf Club features a semi-private course designed in 1995 by Mike Young. Many living in River Pointe Plantation buy memberships to access the course any time they want, attend social events and use the recreational facilities. Lake Chehaw, a shallow reservoir popular for boating and water skiing, borders the neighborhood. It funnels into the Flint River, one of the city's top recreational spots. "The river is extremely popular for fishing, kayaking, or just finding a place to sit and enjoy the outdoors," says Yvette Fields, Albany’s assistant city manager of Administration. Across Philema Road is the entrance to the Chehaw Park and Zoo, which features a children's play park, walking and biking trails and an 18-hole disc golf course. There's a separate section that houses 73 different species of animals, from cheetahs to alligators.

Classic American fare at Roosters Tavern
When residents need to run quick errands, they can find groceries at Mike's Country Store or DG Market, just outside the neighborhood on Philema Road.
