Hudson Park is located less than a mile from downtown Albany. It's part of the 27-block Center Square–Hudson Park Historic District, which is known for its historic rowhouses dating back to the mid-1800s. The neighborhood's growth has been fueled by its proximity to the city's core and major employers. "Albany Medical Center is a short walk from most of the homes in this area. We do have a lot of medical professionals living in that region. It's also pretty close to another major employer, which is the state's office plaza, called the Empire State Plaza," says Jenn Baniak-Hollands, an associate broker running her own team, Hollands Homes Team at KW Platform, with nearly a decade of experience. Culture thrives on adjacent Lark Street, nicknamed the "Greenwich Village of Albany," and at Washington Park to the north, which hosts Albany's annual Tulip Festival.
Historic homes with decorative stoops for a classic curb appeal
The neighborhood is characterized by 19th- and early 20th-century brick rowhouses, which range from Italianate to Queen Anne, to Romanesque and Federal styles. Many are considered multifamily units. Narrow sidewalks and tree-lined streets punctuated by decorative stoops and ironwork add to the curb appeal. Homes in mixed-use corridors, such as Lark Street, may have ground-floor businesses. Baniak-Hollands says the area is undergoing gentrification, resulting in various property conditions. "The best of them are beautiful brownstones that are probably a little bit smaller than the grand brownstones you find in the Center Square region of Albany." Investment properties and modest homes typically sell for between $130,000 to $290,000. The range rises from $300,000 to $515,000 as home size and quality increase. Another key factor in pricing is parking. "Certainly, if you had an off-street parking situation, that would be a huge amenity, but those are rare," Baniak-Hollands says.
Albany schools offer themed academies and enrollment choices
Students in Hudson Park attend the Albany City School District. Most start at Giffen Memorial Elementary School, rated C from Niche, then move to Stephen and Harriet Myers Middle School, earning a C-plus. Albany High School earns an A-minus rating and is an International Baccalaureate World School with themed academies. Families may apply to magnet schools, request open enrollment if seats are available or seek out-of-district transfers. Nearby higher education institutions include the University at Albany and Albany Medical College.
Ice skating at Washington Park and upgrades at Lincoln Park
Hudson Park is between two of Albany's most beloved green spaces. Washington Park spans nearly 90 acres and surrounds a stocked lake that locals ice skate on during the winter. Visitors play various sports, including tennis, and shred at the skatepark. A trail winds around the park, providing walkers and joggers ample room to roam, while kids enjoy the park's playground. Nearby Lincoln Park's amenities include playgrounds, sports court and fields and a seasonal pool. People also sled here during the winter. The park is undergoing significant renovations, which included a pool overhaul, completed in the summer of 2025. Nature play areas and stormwater gardens are also being phased in.
The Greenwich Village of Albany
Lark Street and its nearby roads, like Delaware Avenue, form the neighborhood's commercial core, all within easy walking distance of local homes. "Places like the Savoy Taproom have been around for decades," Baniak-Hollands notes, adding that the Americana restaurant is a local favorite. She adds that Villa di Como Ristorante, serving Italian, is a newer hotspot. The dining scene offers a diverse range of global flavors, including Thai, Chinese and Mexican. Stacks Espresso Bar is a favorite morning stop, and Lionheart Pub and Brewery is a beloved neighborhood hangout. Distinctive independent shops add to the charm, including Elissa Halloran Designs, known for its handcrafted jewelry and creative upcycled pieces, and Blue Tulip Bicycle, a trusted spot for new bikes and repairs. Market 32, on Delaware Avenue, is a go-to for grocery hauls.
An annual tulip festival and other ways locals celebrate
Washington Park hosts the annual Albany Tulip Festival every year on Mother's Day weekend. The event celebrates the city's Dutch heritage through tulip plantings, vendors and live music. Lark Street buzzes during major events such as Art on Lark in June and LarkFest in September.
Commuter options, including bike-friendly streets and CDTA buses
The area's walkability allows locals to access employers, Lark Street and nearby parks on foot. Public transit is accessible via CDTA bus routes connecting to downtown Albany and surrounding neighborhoods.
