The South End of Albany
The South End in Albany, New York is more than just a place to live. This storied neighborhood has its roots in the Revolutionary War and remains popular with investors despite recent struggles. “It’s a real up-and-coming neighborhood,” says Colin McDonald, broker and owner of McDonald Real Estate Company. “You can’t get much more downtown Albany than the South End.” Although South End has a CAP Index score of 7, compared to a national average of 4, the neighborhood is a short commute from Albany’s thriving entertainment district and features historic landmarks like the Schuyler Mansion, which draws visitors from across the Empire State. “You’re close to great bars, restaurants and coffee shops, plus you can easily walk downtown,” McDonald says. “If you live in the South End, you’re close to all the action.

Row houses in the Capital District
The South End is a mixed-property neighborhood made up of industrial buildings to the east, retail space along Pearl Street and residential homes to the west. “It’s a historic neighborhood,” McDonald says. “There are lots of row houses that were built as single-family homes. Many of those have been converted into multi-family houses now.” A two-bedroom single-family row house built in 1900 begins around $175,000, while a six-bedroom multi-family home begins around $250,000. Some Victorian houses on independent lots are also available, with prices beginning around $180,000.

Hungry on the Hudson
The South End has several grocery options, such as La Grande Meat Market and Produce on Morton Avenue and El Pilon Market on Pearl Street. The nearest supermarket is Hannaford, 3.5 miles away in Delmar, and the closest Walmart is 4 miles south on Route 9W in Glenmont. However, residents do not have to travel far for a night out. The neighborhood is less than a mile from downtown Albany, where locals can crowd into the historic City Beer Hall to enjoy local beers and receive a free personal pizza with each drink purchase.
Corner stores are family-owned businesses and are convenient for residence to grab and go.

Entertainment in the Empire State
The South End is one mile from Albany’s Empire State Plaza, where residents can visit the New York State Museum or The Egg, the city’s uniquely shaped concert hall that hosts live music and international stand-up tours. MVP Arena is also in the vicinity, so locals can fill the stands to watch college basketball, arena football and even professional lacrosse games.
Empire Plaza is a busy area in front of the capital building with fountains, artwork and more.

Schools of the South End
Children in South End are zoned for Giffen Memorial Elementary School, which scores a C on Niche and functions as a neighborhood center, providing services such as a health clinic, dental van, a laundromat and after-school enrichment programs to families of enrolled students. Giffen students continue to Stephen and Harriet Myers Middle School, rated C-plus, located in the nearby Pine Hall neighborhood. They then graduate from Albany High School, which earns a B and where students can pursue one of four unique academy programs.

Lincoln Park and the Empire State Plaza
The west edge of South End bumps up against Lincoln Park, a 68-acre city park that features a pool, a weight room and multiple sports fields. A new pool, updated amenities and a gateway connecting the park to its neighbors, the Empire State Plaza and the New York State Museum, is set to complete construction in 2025. Locals also enjoy proximity to the Hudson River. “The Empire State Trail is easily available,” McDonald says. “People love to run and walk with their dogs there.”

Getting around Albany
Residents of the South End are right in the thick of things in Albany. “The neighborhood is conveniently located near Interstate 787,” McDonald says. “You can get to downtown Albany in five minutes or to downtown Troy in about 15.” In addition, the Capital District Transit Authority operates several bus lines that run north and south along Pearl Street.

There are several bike rental spots to hop on some wheels and explore the city.
