Homes in Alvarado Gardens back up to the Rio Grande bosque
Alvarado Gardens’ name nods to its verdant surroundings in an otherwise sandy, high-desert setting. “It’s in the greenbelt along the Rio Grande, which we call the bosque. It’s where you get the most trees we have here. We don’t have a lot of trees in the desert, but we do along the river,” says David Stafford, the owner and qualifying broker of 360 Venture Real Estate. “It feels rural, but you’re still in the middle of town.” While some streets have access to the iconic bike trail that cuts through the bosque, others back up to an expansive nature center known for its wildlife.
Alvarado Gardens is blessed with a canopy of trees throughout much of the neighborhood.

Biking, hiking and running on the Paseo del Bosque Trail
The neighborhood has access to the famous Paseo del Bosque Trail, which carves through cottonwood forest and willow thickets along the east bank of the Rio Grande for more than 16 miles. “The cool thing about the trail is that it’s miles of paved bike trail in the bosque without ever having to see a car,” Stafford says. “It goes under or over the roads. There are people who ride 25 miles round trip and never have to worry about cars.” Directly north of the neighborhood, the Rio Grande Nature Center State Park is known among birdwatchers for its location on the Rio Grande flyway. An indoor viewing area with a wall made of glass panels looks out onto a pond, where turtles sunbathe on a stack of logs and Canadian geese glide across glassy, amber water. Farther north, the Candelaria Nature Preserve consists of 167 acres of land originally used for commercial farming that the city aims to repurpose as a wildlife preserve.
The Del Bosque Trail runs down the western perimeter of Alvarado Gardens and is popular with hikers and bikers.
The Rio Grande Nature Center State Park is a well managed wilderness area for locals and visitors to enjoy.

From RV parks to million-dollar homes in Alvarado Gardens
Alvarado Gardens offers a wide range of housing options and price points. Luxury homes listed between $900,000 and $1.1 million run the gamut when it comes to architecture, from contemporary builds with sleek lines to blocky Pueblo Revivals. The neighborhood is also home to two recreational vehicle parks with monthly rates. Stucco, ranch-style homes built throughout the 1950s cost between $600,000 and $750,000. These homes come on lots between a third and a half of an acre in size, with room for front patios and amenities like ponds, workshops or casitas in the back. Contemporary adobe homes constructed starting in the 1980s through the early 2000s—and some as recently as the 2020s—come with small, fenced backyards and intimate outdoor dining areas. Townhomes range from $600,000 to $615,000, while single-family homes can fetch between $700,000 and $800,000. These newer homes are often part of homeowners associations, some of which are gated, with monthly fees around $150. The neighborhood receives a CAP Index Crime Score of 2 out 10, which is significantly lower than the national average of 4.

STEM magnet programs at Garfield Middle and Valley High
Neighborhood children may start their K-12 journeys at Griegos Elementary School, which earns a B grade from Niche. Afterward, they may enroll in C-rated Garfield STEM Magnet & Community Middle School and B-rated Valley High School, both offering magnet programs geared toward science, technology, engineering and math (STEM). Valley High’s Engineering the Future program has pathways in architecture, computer science, woods technology, metals technology, Junior Reserve Officers’ Training Corps and engineering, and though it’s open to students across the city, applicants who live within the Valley High attendance area benefit from priority. High schoolers part of the magnet program can test out their classroom knowledge during internships and shadowing opportunities at organizations like Sandia National Labs, Air Force Research Laboratory and Yearout Mechanical.
Garfield STEM Magnet and Community School is a unique and nationally recognized magnet school.

Cutbow Coffee, Rio Grande Range Cafe and regional food cooperatives
Drivers will find a few local eateries less than 2 miles south of the neighborhood along Rio Grande Boulevard. The owner of Cutbow Coffee is considered one of the country’s best roasters, having roasted batches for Peet’s Coffee before starting his own café. A large roaster sits behind the coffee bar, which serves an impressive variety of artisan drinks. Across the street, Range Café’s menu consists of casual American fare and New Mexican specials, like chile relleno and breakfast burritos. Playful statues of cattle, horses and a running chef decorate the space. La Montañita Food Co-op is closer to the neighborhood, and though it’s one of the region’s largest food cooperatives, membership is not required to shop.
El Patio Rio is a special restaurant with an enclosed leafy patio and excellent Mexican fare.

Major thoroughfares connect Alvarado Gardens to Old Town and downtown
Rio Grande Boulevard is less than a mile from the neighborhood, and it runs south into Old Town Albuquerque, less than 3 miles away. A free ABQ RIDE bus travels along the thoroughfare as well, taking passengers downtown. The boulevard eventually crosses Interstate 40, which commuters can take to reach downtown in less than 4 miles.
Interstate 40 is south of Alvarado Gardens and connects toState Route 45.
