Arroyo del Oso is a small community known for its golf course
Arroyo del Oso is a small community perched in northeast Albuquerque, little more than a small handful of brick ranch-style homes on the east edge of a 27-hole golf course. “It’s a solid, nice neighborhood that’s mostly known because of the Arroyo del Oso golf course next door,” says associate broker Austin Wolff of The Lovely Home Company, who has 10 years of experience in the area. “It’s older and pretty small, but homes there don’t often go on the market because of how convenient it is to anything you would need in the city.”
Midcentury homes with southwestern features rarely go on the market
Brick ranch-style homes dominate the streets in Arroyo del Oso, looking out over xeriscaped lawns and often shaded by tall, drought-resistant trees. “It’s a lot of midcentury homes, built mainly between the ‘70s and ‘80s,” Wolff says. “They’re larger houses for the most part, but they’re older than some that you might find in more recently developed parts of the city. I’d say that people would probably pay around $500,000 for a house that’s solid but not updated, and something like $700,000 or more for those with completed renovations.” Homes here rarely go on the market. According to Homes.com, roughly 69% of neighborhood residents are renters.
The golf course is a central feature of Arroyo del Oso
The 27-hole Arroyo del Oso Golf Course is the namesake of the neighborhood and is within walking distance of nearly every area home. “The golf course is the primary draw for people moving to the community,” Wolff says. “And the little park on the south side of the community is also great.” The park has a small playground, an outdoor basketball court, several tennis courts and offers access to a paved bike path that rings the golf course. There are also several multipurpose athletic fields that host youth soccer leagues and weekend pickup games.
Sandia High and Albuquerque Academy earn strong marks
Children in Arroyo del Oso are zoned to attend Osuna Elementary School, which receives an A-minus from Niche. Madison Middle School, located 2 miles south of the neighborhood, also scores an A-minus. Sandia High, which offers students the opportunity to participate in the International Baccalaureate program, earns an A. Private options nearby include the Albuquerque Academy, rated A-plus.
Walmart is across the street and Coronado Mall is a short drive away
Arroyo del Oso’s central location means that residents have bountiful options for stocking up on daily necessities. “It’s close to Smith’s and Whole Foods, so very convenient for groceries,” Wolff says. “The Walmart Supercenter and the neighborhood are almost catty-corner to each other, as well, and there are plenty of strip malls and shopping centers nearby.” Among the largest is Coronado Mall, home to more than 150 retailers and restaurants. Popular nearby eateries include Dion’s Pizza, a beloved local franchise with a restaurant on Academy Road, and Tasty Pot, a Taiwanese hot pot chain.
Surface streets connect Arroyo del Oso to major employers
Arroyo del Oso sits in the heart of northeast Albuquerque, meaning residents often do not need to commute using major highways. “You can get downtown just on surface streets like Wyoming Boulevard,” Wolff says. Wyoming is the most direct route south to both Kirtland Air Force Base, a major employer for the area, and Interstate 40. Other streets like Academy Road connect the community to Interstate 25, which provides the quickest access to Albuquerque International Sunport.
