Chelwood Vista has Northeast Heights location at a lower price than nearby areas
Desirable homes, excellent schools and easy access to the freeway put Chelwood Vista on the shortlist for many homebuyers. What’s more, “It’s affordable,” says Carlos Martinez, associate broker with Keller Williams Realty. “You get the Northeast Heights location without paying the higher price.” The area is quiet but convenient and is popular with residents who commute to the University of New Mexico, Kirtland Air Force Base and Sandia Labs. “It’s close to Interstate 40 but not so close you have to hear it,” Martinez says. Wilson Stadium, which hosts Albuquerque Public Schools football and track and field events, is adjacent but doesn’t disrupt the neighborhood with noise or traffic.
Established homes with mountain views
Nestled against the west side of Tramway Boulevard, Chelwood Vista is an established enclave of older, well-maintained homes with lovely views of the Sandia Mountains. Typical in the neighborhood are 1970s brick and stucco ranch-style homes with desert landscaping and two-car garages or carports. Most properties have two to three bedrooms and sell for $30,000 to $60,000 below the market average. Martinez says prices range from $335,000 for a 1,600-square-foot, fully updated home to $250,000 for a similar home with fewer updates. “You get a lot for your money,” Martinez says, noting that “decent-sized yards” allow for outdoor entertaining and RV parking.
Standout schools in Chelwood Vista
Children living in Chelwood Vista may attend Albuquerque Public Schools, including several standouts. Apache Elementary School is home to the Apache Wildlife Museum, whose taxidermy collection of North American mammals has been an educational aid for generations of city residents. Visitors learn about common animals such as raptors and bears. Kennedy Middle School boasts a student-teacher ratio of 12-to-1, well below the national average. Its after-school program promotes good citizenship through activities like rocketry and competitive archery. Outdoor enthusiasts living in Chelwood Vista appreciate the proximity to the vast Sandia Foothills Open Space, where you can find a fun and challenging network of hiking, biking and equestrian trails. The neighborhood is less than a mile from the Copper Trailhead, which you can access by the pedestrian bridge that crosses Tramway immediately north of Copper Avenue.
Bibliophiles of all ages love that Chelwood Vista is home to one of the city’s 18 branch libraries and is an easy walk for many patrons. Located at the corner of Lomas and Tramway boulevards, the library offers computer and internet access and hosts a popular used book sale. Kids can practice reading to a licensed therapy dog on the third Saturday of the month.

Shopping and dining options are within easy reach along Tramway Boulevard. Head to Canyon Plaza at the intersection of Cloudview Avenue and Tramway to quaff an ale at the Canteen Taproom while challenging your friends to a trivia contest.
