The suburban community of Eagle Ranch sits on the west bank of the Rio Grande, looking eastward at Albuquerque proper and the crest of the Sandia Mountains. “Eagle Ranch is an older neighborhood, mostly built in the 1990s,” says Charlotte Boyer with Realty One of New Mexico, who has over 20 years of experience in the area. “It being older means that there is no HOA over there, which can be a draw for some. But despite the lack of an HOA, people take good care of their homes. They’re well-maintained and kept, yards are nicely landscaped, and from your deck or balcony, you can get great views of the city lights below you and the Sandia Mountains up above.”

Brick homes with Spanish tile roofing are common in Eagle Ranch
While there are apartment complexes on the east and south outskirts of Eagle Ranch, most of the community is populated by single-family homes in a variety of styles. “There are a lot of brick ranch-style homes with Spanish tile roofs, and there are some stucco-sided houses as well,” Boyer says. “And they stay at a very reasonable price because of the older build year. The lots are a nice size, as well, if buyers want to put pools in their backyards or make other developments.” Some two-story Modern Traditional builds can be found throughout the area, all incorporating either brick or stucco. Prices vary from $325,000 to $710,000, depending on the number of bedrooms, build year, square footage and lot size.

Costco, Target and Cottonwood Mall offer shopping options nearby
Residents do not need to travel far to pick up groceries or daily household items. “Costco is real close and very convenient,” Boyer says. “And there are quite a few stores nearby, like the Target and the Cottonwood Mall. It’s close to restaurants and grocery stores. There’s a lot more nearby than one might think at first glance.” The Cottonwood Mall is home to over 130 restaurants and retailers, including New Mexican diner Range Café Coors. Other nearby options include Peter Piper Pizza just across Paradise Boulevard to the south.

Rivals Cibola and Volcano Vista High Schools both serve Eagle Ranch
Petroglyph Elementary School, located on Marna Lynn Avenue, earns a B-plus grade from Niche and is within walking distance of the south side of the community. James Monroe Middle scores a B. Cibola High, which receives a B-plus, serves most of the neighborhood. Some students on the south side of Eagle Ranch may attend Volcano Vista High, which is rated A-minus and enjoys a crosstown rivalry with Cibola High.

Highways connect Eagle Ranch to Albuquerque and Rio Rancho
Paseo del Norte Boulevard, which spans the Rio Grande, is the main commuter lane of Eagle Ranch. “Paseo del Norte goes across the river and right to Albuquerque,” Boyer says. “Most people would probably commute that way, although it is in a good position for anyone who wants to work in Rio Rancho and live in the city, as well.” Paseo del Norte is also the most direct route to Interstate 25 and the Albuquerque International Sunport. Pat D’Arco Highway traces the easternmost side of the neighborhood, connecting it north to Rio Rancho.
Nearby trails, golf course and parks are popular destinations
Small green spaces like Chantilly Park and Eagle Ranch Park are located on the east side of the community, offering small playgrounds, open fields and tennis courts. Golfers can head across Golf Course Road to Paradise Hills, a public 18-hole course. Hikers and bikers can head across the Rio Grande and wander along the 16-mile Paseo del Bosque Trail.
