Homes near stores, Interstate 40 and a military base
A few residential streets make up the northern section of East Central Business Park, an otherwise heavily commercial area that stretches around Central Avenue, immediately south of Interstate 40. “It’s conveniently located to the freeway, where people can commute or go wherever they need to quickly,” says Sarah Lopez, an associate broker with Keller Williams with more than 25 years of experience. “There are also a lot of military families.” The Kirtland Air Force Base, one of the city’s major employers, is less than 4 miles away. Big-box stores and fast-food restaurants dot the neighborhood, making it convenient for dining, shopping and travel.

Free buses and a rapid transit line along Central Avenue
Central Avenue passes a number of local restaurants and businesses on its way west to the city center. Juan Tabo Boulevard, on the neighborhood’s eastern side, also connects it to several shopping centers and eateries as it traverses eastern Albuquerque from north to south. Free ABQ RIDE buses service both thoroughfares, and the Albuquerque Rapid Transit (ART) 777 Green Line proves a faster option along Central Avenue. Interstate 40 is next to the neighborhood as well, and commuters can use it to reach downtown Albuquerque, about 10 miles away.
Contemporary stucco homes that don’t come on the market often
The average home value in the neighborhood is roughly $120,000 lower than that across the metro area. “When you get used to that payment, people don’t want to veer away from that,” Lopez says. With homeowners staying in the neighborhood for a while, residents tend to be familiar with each other. “Everybody knows each other. They’ll say, ‘Oh, that’s so-and-so, they live around the corner,’ or ‘Oh, that’s my grandma,’” Lopez says. Contemporary stucco bungalows and ranch-style homes sit on gridded streets with sidewalks north of Central Avenue. Homes rarely go on the market; two properties were sold throughout the year prior to April 2025, and they were listed for $300,000 and $340,000, respectively. Otherwise, the neighborhood’s housing options include several mobile home and recreational vehicle communities.

Fast-food restaurants, national grocers and retailers near Central Ave
East Central Business Park is surrounded by national grocers and big-box retailers. Costco Wholesale and The Home Depot share a parking lot on the western side of the neighborhood, while Sam’s Club and a Walmart Supercenter are less than a mile away. Fast-food restaurants, including Chick-fil-A, Burger King, Sonic and local chain Dion’s Pizza, dot the area around Central Avenue. Chen’s Chinese Restaurant along Juan Tabo Boulevard is going on 45 years in business, while The Chocolate Cartel handcrafts a wide selection of truffles, as well as chocolate-covered almonds. On the other side of the neighborhood, Taco Cabana serves chile stew, posole, tacos and regional specialties like carne adovada and chile relleno in a hot pink building.

Outdoor and indoor recreation at Manzano Mesa park and community center
Immediately south of the neighborhood, Manzano Mesa Park consists of a dog park, a shaded play area, five baseball diamonds and a large grassy field where soccer players set up nets and kites drift along on breezy days. The green space also offers 33 pickleball courts, 15 of which were added in the spring of 2024. Nearby, the Manzano Mesa Multigenerational Center hosts youth and senior programming in a minimalist orange building juxtaposed by the jagged, amber Sandia Mountains in the background. The center has an exercise facility, an outdoor splashpad and a game room with a pool table and a ping pong table. Just north of the neighborhood, a playground, a dog park and shaded picnic tables make up Sandia Vista Park.

Two school pipelines are separated by Central Avenue
East Central Business Park is divided into two school pipelines. Students who live south of Central Avenue may attend Manzano Mesa Elementary School, which earns a B grade from Niche. They may then move forward to C-rated Van Buren Middle School and B-rated Highland High School. Highland High offers career-connected learning programs in hospitality and tourism, marketing management and multimedia communication, as well as a Navy Junior Reserve Officers’ Training Corps.Students living north of Central Avenue are zoned for C-rated Tomasita Elementary School and Kennedy Middle School, which scores an A-minus. They may conclude their secondary studies at Manzano High School, which receives a B grade.
