The private Four Hills Mobile Home Park is in Southeast Albuquerque
Four Hills Mobile Home Park is a manufactured home community in Albuquerque, south of Central Avenue Southeast and Interstate 40. "There's speedy access to the freeway and great mountain views for sure," says Ashley Jones, a resident and the administrative assistant for the park. Though it's not gated, Four Hills is private, and traffic is not permitted. "There are signs posted everywhere that it is a private community. And we don't allow soliciting here, so it's usually very quiet," Jones says. The park has five entrances and is separated into two sections, east and west, with Juan Tabo Boulevard Southeast between them. Four Hills has a small commercial area and offers a variety of conveniences and social activities, making it a connected community where people can get to know their neighbors.
Manufactured homes, mainly from the 2000s and up
Most of the manufactured homes date to the early 2000s or later, though some are older. Listing prices range from about $70,000 to $140,000 and lot rental fees range from about $650 to $750. The park has over 1,000 residential spaces, and though some new homes have been added to vacant lots in recent years, open space is in short supply. "We're pretty much at full capacity at this point," Jones says.
West of Mustang Trail Southeast is South Pointe Village, a mobile home community with rentals and a rent-credit program as a path to ownership.
Clubhouses, pools, playgrounds and social gatherings
Among the amenities are three clubhouses, three pools and four playgrounds. There's a dog park, tennis and basketball courts and a walking path. Four Hills residents gather for seasonal events like a Thanksgiving dinner, two community-wide yard sales each year and regular social groups. "We have what we call 'coffee klatch.' They usually get together every Thursday. They bring snacks and have coffee and talk," Jones says.
About a mile to the south is Juan Tabo Hills Park. An investment of more than $500,000 in city and state funding brought updates to the park. One-hundred-foot embankment slides were unveiled in 2024 and 2025. For more outdoor recreation, the foothills of the Sandia Mountains are a few miles to the east and offer various hiking trails.
Flooding from the Tijeras Arroyo is possible
Residents of Four Hills — particularly in the southern section — could be impacted by seasonal and weather-related floods from the Tijeras Arroyo, one of the area's watercourses that is dry much of the year. The Albuquerque Metropolitan Arroyo Flood Control Authority (AMAFCA) and the city monitor risks.
O & A Mini Mart, Central Avenue and grocery stores
There's a small shopping center in Four Hills, in the northeast, close to the first entrance. "We have the O & A Mini Mart, which is basically a convenience store," Jones says. "And then the carwash, the daycare and the barbershop are all right there as well." New additions, possibly an eatery, are anticipated in the future.
There are plenty of retail and casual dining options close to Four Hills. "Anything that you might need is nearby," Jones says. To the north is Central Avenue, with fast-food restaurants like Blake's Lotaburger, a Southwestern chain. To the west is a Costco, and there's a Sprouts Farmers Market, a Smith's and an Icon Cinemas movie theater to the east.
Within 6 miles are Presbyterian Kasemen Hospital and Coronado Center, the largest mall in the state.
Manzano Mesa Elementary, Van Buren Middle and Highland High
Students may attend public schools such as Manzano Mesa Elementary School, which earns a B grade from Niche. Van Buren Middle School receives a C, and Highland High School has a B. Albuquerque Public Schools has district-wide magnet schools.
ABQ RIDE buses, bike lanes and commuting options
There are bike lanes on Juan Tabo Boulevard, and the free bus system, ABQ RIDE, has a route that stops in Four Hills. Two of Albuquerque's biggest employers, Kirtland Air Force Base and Sandia National Laboratories, are within a few miles of Four Hills. Commuters going north to Santa Fe or south to Los Lunas can take Metro's New Mexico Rail Runner Express from the Albuquerque station downtown, roughly 10 miles away. The trip to Albuquerque International Sunport, the regional airport, is about 14 miles via the interstates.
The National Museum of Nuclear Science & History
The National Museum of Nuclear Science & History is about 2 miles west of Four Hills. The museum engages with the community through events, volunteer opportunities and collaborations with schools.
