The quiet streets of Heritage Hills are lined with late-midcentury homes, wide sidewalks and leafy landscaping. “It’s not brand new. It has mature trees,” says Patricia Bartolotta, the owner of Re/Max Alliance Realtors. “When you think of New Mexico, you usually think of it as a desert, but [Heritage Hills] has more green trees and grass. A lot of people come from other areas in the city like that.” Though it’s mostly residential, the neighborhood is convenient to stylish local restaurants, big-name grocery stores and highly rated schools. Its largest thoroughfare connects to Interstate 25, which provides an easy commute to downtown Albuquerque as well as other parts of the city.

Pueblo- and ranch-style homes come with generous yards

The residential streets of the neighborhood creep slightly uphill as they head east toward the Sandia Mountains, and wide sidewalks pass in front of neatly xeriscape yards. “Depending on how they’re positioned on the lot, homes can have city views or mountain views,” Bartolotta says. Pueblo-style homes with flat roofs and thick stucco walls are scattered between more contemporary-looking brick ranch-style builds, though the vast majority of houses across the neighborhood were built in the late 1970s and early 1980s. Homes fetch between $320,000 and $500,000 in price, often coming with generous yards, paved back patios and decks. Some on the higher end of the price range feature amenities like in-ground pools, hot tubs and gardening beds. The CAP Index crime score in Heritage Hills is 2 out of 10, which is lower compared to the national average of 4.

Highly rated schools, including the sixth-best high school in the state

Neighborhood children may begin their K-12 journeys at Dennis Chavez Elementary School and Madison Middle School, both of which earn A-minus grades from Niche. La Cueva High School earns an A grade. Students can earn early college credit with Advanced Placement (AP) courses like AP Research, AP Economics, AP Music Theory and AP Human Geography. Besides an advanced core academic program, La Cueva High offers a wide variety of electives, from computer science programming and musical theater to Computer-Aided Design for architecture and a Marine Corps Junior Reserve Officers’ Training Corps program.

Trendy tropical restaurants, steakhouses and grocers on Paseo Del Norte

Paseo Del Norte Boulevard connects the neighborhood to several trendy restaurants and major grocers. Jinja Bar & Bistro is a tropic-inspired, Pan-Asian restaurant with shared plates like yin yang shrimp, pot stickers and crispy Vietnamese spring rolls. Its drink menu is extensive—it consists of a variety of margaritas, martinis and mojitos, artisan sake, local beers and pre-prohibition cocktails, like sazeracs and sidecars. Farther west, Vintage 423 is an upscale steakhouse. It’s also one of the only restaurants in the state that offers United States Department of Agriculture Prime cuts and original Wagyu steaks. Photographs from motorsport racing events printed in black and white frame plush velour booths where diners can savor their meals and their privacy. Its rooftop bar regularly hosts live DJs and offers expansive views of the Sandia Mountains. A Trader Joe’s and an Albertsons Market face each other along Paseo Del Norte Boulevard.

Neighborhood parks with sports fields, mature trees and mountain views

The neighborhood’s namesake green space—Heritage Hills Park—sprawls across more than 15 acres along the southern side of the community. In the distance, the Sandia Mountains tower over the expansive green space, which includes a half-basketball court, two soccer fields and a playground with a tire swing. The Jay Yogeshwar Trail runs alongside the park and continues east through the Heritage East neighborhood to Quintessence Park, totaling roughly 2.5 miles. On the west side of the neighborhood, leafy trees dot Barstow Park, which has a playground and a shaded picnic area.

Paseo Del Norte Boulevard connects to the rest of the city

Paseo Del Norte Boulevard—also known as New Mexico state Route 423—runs along the northern side of the mostly residential neighborhood. It also traverses most of the city from east to west and crosses the Rio Grande into western Albuquerque. Along the way, it intersects Interstate 25, which drivers can take to downtown Albuquerque, about 11 miles away.
