Juan Tabo Hills offers a convenient, family-friendly place to live

Although historians disagree on who Juan Tabo was, there’s no disputing that the Albuquerque neighborhood bearing his name is a desirable place to live. The Juan Tabo Hills Estates at Volterra planned community on the city’s east side has consistently attracted residents since the early 2000s. “It’s conveniently located, family-friendly and off the beaten path,” says resident and Realtor Melissa Romero with Venturi Realty Group.

Spacious homes with desert landscaping and mountain views

Drive through Juan Tabo Hills and the vast surrounding open space will strike you. Much of the neighborhood’s appeal is in its location: far enough from the city to feel quiet and tucked away but close to the highway, a significant selling point for Romero. Homes range from 1,400 to more than 3,500 square feet and sell in the mid $360,000s or higher. Streets are spotless, and lots are uniform with desert rock landscaping and small shrubs. Pride of ownership is evident on every block. A network of sidewalks connects neighbors for a friendly vibe. “Everybody’s always out walking, jogging or playing with their dogs,” Romero says.

Stucco-and-tile exteriors and two- to three-car garages are standard, while many properties, such as those offered by builder Paul Allen Green Homes, are built with sustainable materials. Homes with no rear neighbors provide excellent views of the Sandia and Manzano mountains. Outdoor living spaces entice for barbecues and playtime with kids. Most properties in Juan Tabo Hills are move-in ready and stay on the market for a month. If low-maintenance living appeals to you, the townhomes of Volterra Village offer open floor plans and bedrooms on both levels. Expect to pay about $350,000 for a three-bedroom, 1,600-square-foot unit. Homeowners’ association fees cover overnight security.

Standout public school options in Albuquerque

Children living in Juan Tabo Hills may attend Albuquerque public schools, including several standouts. GreatSchools highly rates Manzano Mesa Elementary for test scores above the state average. Van Buren Middle offers traditional athletics and after-school clubs. Older students may attend Highland High, home of the Hornets. The second-oldest high school in the city, Highland High was built in 1949. In the first school year they had a schoolwide vote to determine their mascot, and the students chose to be the Hornets, named after the first United States aircraft carrier, deployed in the Pacific during World War II. The school’s dozens of clubs and extracurricular activities include NJROTC for the military-minded and an eSports club for gaming enthusiasts. A competitive athletics program has earned state honors in football, soccer and track and field. Parents in Juan Tabo Hills also have their pick of private school options.

Options for outdoor fun and great mountain views in Juan Tabo Hills

Juan Tabo Hills residents have many options for enjoying Albuquerque’s mild, dry climate. Juan Tabo Hills Park features a playground, dog park and multi-use areas. The park takes advantage of the natural topography, and play equipment blends harmoniously into the landscape. The neighborhood is also close to the East Tijeras Arroyo Open Space for peaceful hikes and great views of the mountains.

Convenient access to major employers and city amenities

Major employers Kirtland Air Force Base and Sandia National Laboratories, just west of Juan Tabo Hills, are an easy commute. “A lot of military personnel live here,” Romero says. Head to Central Avenue and Southern Boulevard for grocery shopping, date nights and necessities of daily living. I-40 further opens up the city for dining, shopping and entertainment options.
