A small neighborhood with access to all of Albuquerque
Kirtland Community is a small slice of south Albuquerque that sits in the shadow of several long-standing regional institutions. “It’s essentially right across the road from the University of New Mexico,” says Real Estate Broker Austin Wolff of The Lovely Home Company, who has 10 years of experience in the area. “It’s also got quick access to Kirtland Air Force Base, so it’s a good option if you’re moving for school or work. The homes are pretty small, but they’re very affordable because of that.” It derives its name from the nearby Kirtland Air Force Base, a major employer for the city, and enjoys proximity to the Albuquerque International Sunport. But its modest, well-priced midcentury homes prove the major draw for this surprisingly quiet New Mexico community.
Small midcentury cottage homes with traditional southwestern features
Kirtland Community was mainly developed in the immediate wake of World War II to accommodate an influx of workers to the area. “The homes there are mostly what you’d call midcentury blue-collar,” Wolff says. “They’re mainly small cinderblock constructions from the 1950s.” Nearly all homes in the neighborhood are single-story, most with stucco siding typical of the southwestern style. Many have flat roofs, although cottages with low gables are also common. Front lawns here are generally xeriscaped, populated with desert shrubs that thrive in the high desert. Prices range from $190,000 to $300,000 depending on the square footage, number of bedrooms and status of any renovations.
Albuquerque High earns high marks
Neighborhood children are zoned to attend Lowell Elementary School, which receives a grade of C-minus from Niche. They then proceed to Wilson Middle, which earns a C. Albuquerque High, located just up Interstate 25, scores an A. Alternative options include St. Charles Catholic School, established in 1952, which serves students from kindergarten through grade 8.
Playgrounds, dog parks and multiple nearby golf courses
Kirtland Park, on the south side of the neighborhood, offers a shaded playground, a picnic shelter and a dog park where four-legged community members can stretch their legs. The city-owned Puerto del Sol Golf Course and Learning Center is also nearby, featuring a lighted driving range open 7 nights a week throughout the summer. The University of New Mexico Golf Course is also just south of the neighborhood.
Restaurants and shopping in nearby Nob Hill
The Smith’s on Yale Boulevard is the closest general supermarket, although fresh produce is available year-round at La Montanita Food Co-op in Nob Hill. “There are plenty of great restaurants for a night out in Nob Hill. One of my favorites is The Farmacy,” Wolff says. “But even closer, at the University of New Mexico, there are some nice ramen shops and to-go places, so it just depends on what you want.” When shopping for daily household necessities, the nearest Walmart Supercenter is about 6 miles north of the neighborhood.
Interstate 25 and the Sunport neighbor Kirtland Community
The major north-south connector of the region traces the community’s western boundary. “It’s got easy access to Interstate 25 and the Albuquerque International Sunport,” Wolff says. Even though the airport is less than 5 miles southeast of the neighborhood, plane noise is unlikely to bother prospective owners. “The flight path doesn’t take planes over that area,” Wolff explains.
