The community of Northridge, in northern Albuquerque, consists of suburban streets sprawling out from either side of Wyoming Boulevard. “There are actually two halves to Northridge,” says Associate Broker Mike Haley of Coldwell Banker Legacy Realtors, who has 55 years of experience in the area. “They built all the homes on the west side and then jumped across Wyoming to start the other one. The eastern side is almost as large as the one on the western side, where there’s only one through street. Both areas share the same subdivision code. The whole place is a quiet, peaceful neighborhood.” The area appeals to homebuyers with its simple architecture, sizeable city lots and its quick access to multiple urban amenities.

Brick ranch-style homes attract regional transplant homebuyers
Prospective owners tend to favor Northridge due to its architecture and lot sizes. “The area has larger lots than other places around town, so people who want a big yard or a pool like it,” Haley says. “There are a lot of brick ranch-style homes as well, which is a big draw. Stucco is much more common around here, but people relocating from the Midwest really prefer brick. The brick is a lot more durable than stucco siding, as well. The stucco needs to be redone more. The wind and the sun dry it out, so lawnmowers and other things like that take chips out of it. The weather doesn’t bother the brick nearly as much.” Prices range from around $240,000 to $615,000 depending on square footage, the number of bedrooms and the status of any renovations.

Each side of the neighborhood is served by highly-rated schools
Comanche Elementary and Cleveland Middle, which serve the western side of Northridge, both receive B-plus grades from Niche. The eastern half is zoned for Osuna Elementary and Madison Middle, which both earn A-minuses. Sandia High, home of the Matadors, scores an A and boasts a student-to-teacher ratio of 16 to 1. The Albuquerque Academy, just 2 miles north of the neighborhood, is a private institution that serves students from grades 6 through 12, earning an A-plus.

Arroyo Del Oso is also home to a 27-hole public golf course. “A lot of people in the neighborhood play regularly there,” Haley says. “It’s a very well-regarded course.”

The closest area grocery store is the Natural Grocers on Wyoming Boulevard, although residents can also head to the nearby Smiths. For daily household necessities, there is a Target just across Montgomery Boulevard to the south. “It’s very close to some good shopping and amenities, but what’s nice is that none of them are intrusive to the neighborhood,” Haley says. The Montgomery Boulevard corridor is also home to several popular local eateries, including Satellite Coffee and the Range Café, a New Mexican institution that has served classic diner fare in an artistic environment since 1996.

Interstate 25 and Montgomery Boulevard are commuter options
Albuquerque is largely car-dependent, and residents of Northridge enjoy multiple options when it comes to commuting. “You could take Interstate 25 to get downtown, but a lot of people would probably go straight down Montgomery Boulevard to Second Street if they wanted to avoid the morning traffic,” Haley says. “The nice thing about Albuquerque is that it’s very commuter friendly. You can get just about anywhere in the city in just about 15 minutes.”
Residents of Northridge enjoy the ease of travel with the Albuquerque International Sunport just a short drive away.
