Paradise Terrace is chosen for its convenience and suburban atmosphere
Despite the presence of an apartment building on its northeast side, the small neighborhood of Paradise Terrace, in West Albuquerque, is a primarily suburban community. Its rambling streets are lined with typical Southwestern-style homes. Although many in Albuquerque tend to think of the west side as far-flung, residents of Paradise Terrace enjoy access to shopping, restaurants and the downtown district from a comfortable perch. “People tend to choose it because of the price,” says Gina Encee, associate broker with Coldwell Banker Legacy. “It’s got easy access to major crossings like Paseo del Norte Boulevard, and it’s close to two medical centers, so that draws buyers in as well.”
Southwestern style homes with desert landscaping
Most homes in Paradise Terrace are Modern Traditional builds, often incorporating traditional Southwestern architectural features like stucco siding and flat Pueblo-style roofs. Front lawns have often been xeriscaped with drought-resistant plants, while backyards are frequently large enough to accommodate small patios or in-ground pools. “There’s a small pocket of custom homes in Paradise Terrace, but most are pretty typical of the Albuquerque area,” Encee says. Prices can vary from $350,000 to $680,000, based on square footage, number of bedrooms and build year.
Cibola High offers career training and earns solid marks
Children in Paradise Terrace are zoned to attend Seven Bar Elementary School, which receives a B grade from Niche. James Monroe Middle also scores a B. Cibola High School earns a B-plus and offers an academic Engineering and Robotics program, along with advanced placement courses and several career and technical education pathways. Albuquerque Public Schools has a school choice framework that includes magnet schools and open enrollment across district boundaries. Acceptance is subject to capacity, and lottery systems are used for competitive programs.
Cottonwood Mall is a short trip from Paradise Terrace
The neighborhood’s nearest grocery store is the Smith’s just across McMahon Boulevard. Paradise Terrace is also under 2 miles from Cottonwood, a large collection of shopping centers surrounded by Coors Boulevard. Here, residents can pick up daily household items at Walmart Supercenter, Sam’s Club or Costco, refresh their wardrobe at Kohl’s or pick up DIY project materials at Lowe’s and Home Depot. The Cottonwood Mall is home to over 130 retailers and restaurants, including regional chains like Weck’s and Pelican’s West of Albuquerque. Smaller local spots include Ironwood Kitchen.
Local parks, a public golf course and the Paseo del Bosque Trail
Black Arroyo Park, in the northwest corner of the neighborhood, and Salida del Sol Park to the east both offer small playgrounds, walking paths and open spaces shaded by tall trees. Other popular amenities include the Paradise Hills Golf Course. “That course used to be private, but it’s been public for quite some time now,” Encee says. Popular hiking spots like the Paseo del Bosque Trail are just on the other side of the river.
Medical centers and highway access are key for local community
Residents of Paradise Terrace enjoy quick access to two major highways that cross the Rio Grande River into East Albuquerque. The closest is Alameda Boulevard, although Paseo Del Norte Boulevard is also nearby. Both roads are accessible via Coors Boulevard, the main north-south connector of the west side. The nearby medical centers are another major draw. “Lovelace Westside Hospital is close, but it’s a smaller hospital,” Encee says. “Presbyterian Rust Medical Center is larger, and it’s just up the road from the neighborhood.” Buses run up McMahon Boulevard from the Transit Center at Cottonwood Mall.
