South Broadway homes are across the interstate from entertainment at UNM
Broadway Boulevard runs through South Broadway, a largely residential area with a narrow industrial strip alongside the city’s railroad tracks. It also borders Interstate 25, and on the other side of the highway, the University of New Mexico’s (UNM) athletic stadiums and fields host various sports games and other events. “It’s a ‘let's-go-have-a-burger-and-go-to-a-game’ kind of area,” says Gary Shaw, a real estate agent with Re-Max Select, who has 15 years of experience in the industry. “That’s one thing about Albuquerque. It’s not crazy big. You can grab food around UNM or downtown and bop right over the stadium.” Downtown Albuquerque is only a few miles away from South Broadway, and the Albuquerque International Sunport is nearby as well.
Broadway Boulevard and Interstate 40 run the length of South Broadway
South Broadway is conveniently located on the west side of Interstate 25, not far from its intersection with Interstate 40. Broadway Boulevard—also known as New Mexico state Route 47—is home to many of the neighborhood’s businesses, and it leads north to downtown Albuquerque, about 3 miles away. A free ABQ RIDE bus stops along the boulevard before it makes its way throughout the city. Avenida Cesar Chavez traverses the neighborhood and crosses the Rio Grande into the west side of the city as Avenida Dolores Huerta. The Albuquerque International Sunport is less than 3.5 miles away with direct flights to more than 30 domestic destinations.
Investment properties and Craftsman homes with casitas in South Broadway
Wide, mostly gridded streets with sidewalks and space for on-street parking surround Broadway Boulevard, making up the neighborhood’s residential areas. Stucco cottages, boxier Pueblo-style homes and the occasional rancher sit close together on sandy or gravel lots, with small paved or tile patios in the back. A majority of these homes were built before 1950, and many were constructed during the 1920s, ranging from $175,000 to $300,000. Craftsman homes with front porches, A-frame roofs and decorative detailing from the first three decades of the 1900s dot the southern half of the neighborhood, south of Avenida Cesar Chavez. These homes often come with casitas for rental income or multi-generational families and spacious outdoor living areas, fetching between $375,000 and $550,000. Investment properties in need of repair can also be found throughout South Broadway, with prices largely between $100,000 and $175,000.
Barbecue, beer and baked goods from Burque Bakehouse along Broadway
A number of local restaurants and bakeries are located along the neighborhood’s stretch of Broadway Boulevard. Nexus Blue Smokehouse is known for its barbecue and beer. It placed as a finalist in the 2022 World Beer Cup for American wheat beer, and its name refers to the color of smoke that indicates a barbecue fire is the right temperature without transferring too much carbon. Expertly smoked prime brisket, ribs and burnt ends come with sides like fried okra, fried pickles and beer-battered fries. Farther north on Broadway Boulevard, the Burque Bakehouse crafts intricately garnished pastries and regionally inspired treats, like green chile croissants. All of the bakery’s pastries are hand-crafted and made with ingredients from local farms and mills; its croissants take three to four days to make each. For groceries, Silver Street Market is just north of the neighborhood.
Honor societies and extracurricular clubs at Albuquerque High School
Local children may begin their education at East San Jose Elementary School and Washington Middle School, both of which maintain C grades from Niche. They may then enroll in Albuquerque High School, which scores an A-minus. There, students have the opportunity to join multiple scholastic societies—including the National Spanish Honor Society, National Art Honor Society, International Thespian Society and the National Honor Society—as well as academic-focused clubs like Mock Trial, International Thespian Troop or the New Mexico Math, Engineering, Science Achievement (MESA) club. Music ensembles at the school include band, orchestra, choir, guitar and mariachi.
Community centers sit next to green spaces, athletic courts and fields
Community green spaces—both big and small—are scattered throughout the neighborhood. Dennis Chavez Park has a playground, a basketball court and a community center with a gymnasium, a game room, a computer lab and a fitness facility. Less than a mile away, the Herman Sanchez Community Center is next to East San Jose Park and its shallow outdoor pool. “It has those big soccer goals. Those get utilized a lot,” says Brianna Gallegos, the Public Information Officer for the Department of Youth and Family Services. “A lot of families and kids will walk there in the summer when it’s open,” she says, referring to the pool. William Castillo Park, which was renamed from South Broadway Park to honor a local Vietnam War hero, is now home to a pair of soccer goals and a colorful public art installation. South Broadway’s pocket parks include Guadalupe and Fred Caulkins Park.
