Sycamore offers small houses near the hospital and the university
Sycamore is a small community in central Albuquerque that is little more than a small collection of early-century houses. When it does come up in conversation, which is rarely, it is often due to its proximity to the University of New Mexico campus and the medical center. “The neighborhood is mostly made up of the Presbyterian Hospital, with a few houses scattered around,” says associate broker Austin Wolff with The Lovely Home Company, who has 10 years of experience in the area. “Really, its biggest draws are that the homes are affordable and simple, and within easy commuting distance of the college.” Access to public transportation and the nearby interstate ensure that this small neighborhood is well-connected to the rest of the city.
Older Pueblo-inspired homes amidst apartment complexes
While apartments are more common, homes in Sycamore were primarily built between 1920 and 1970, sitting on tight city lots with narrow driveways. Drought-resistant trees are clustered around the lots, many of which have xeriscaped front yards allowing for native plants to thrive. “There’s really only a small handful of houses over there, and most of them are older and simpler options,” Wolff says. “There are a lot of one- and two-bedroom homes, but since the area is mostly renters, they don’t often come on the market.” Styles include stucco-sided ranch-style homes with Spanish tile roofs and Pueblo-inspired cottages. Prices range from around $230,000 to $450,000, varying based on square footage, build year and status of any renovations.
Interstate 25 and ABQ Rapid Transit keep Sycamore connected
Interstate 25 serves as the westernmost boundary of the neighborhood, providing the most direct route to the Albuquerque International Sunport. However, this highway is not necessary for daily commuting. “Our public transportation system, ABQ Rapid Transit, has a couple of stops right in that neighborhood,” Wolff says. “That makes it quick and easy to get to the University of New Mexico, Nob Hill, Old Town or downtown.” Residents who work at the nearby medical center can walk to work from almost any home in Sycamore. “Presbyterian Hospital and the associated medical complexes are all right there,” Wolff says. “So if you work there, it’s very convenient, and if you need treatment, you can get pretty much anything without going too far from home.”
Dining options include diner on Historic U.S. Route 66
The Smith’s on Yale Boulevard is the closest supermarket. The Walgreens Pharmacy at the medical center is within walking distance of many neighborhood homes; however, it only offers pharmacy services. The Family Dollar on Broadway Boulevard is the closest option for daily household items. Restaurants on Central Avenue include the 66 Diner, a retro American eatery on Historic U.S. Route 66, and Naruto, a ramen spot across from the University of New Mexico’s campus.
New Deal-era park offers a disc golf course and playground
Because Sycamore is so small, green space in the neighborhood is limited. “Roosevelt Park is over there, which is a New Deal project from back during FDR’s presidency,” says Wolff. This park is anchored by a small playground and an 18-hole disc golf course. Legion Iron Gym on the south side of the community is a 24-hour fitness center that offers members access to a weight room and a range of programs, including martial arts classes and group workout challenges.
Public schools in the area earn strong ratings
Monte Vista Elementary School, located on the east side of the UNM campus, scores an A-minus from Niche. Jefferson Middle, home of the Jets, also earns an A-minus and offers eSports programs and a robotics club. Albuquerque High is the oldest public high school in the city, established in 1879. It receives an A-minus.
