Tuscany is between Presbyterian Rust and Lovelace Westside hospitals
Tuscany is centrally located to green spaces, neighborhood restaurants and—for many people—their jobs. “There’s the proximity to Rust, which has a sort of gravitational field,” says Jeff Griffin, a Realtor with Century 21 Camco Realty with 38 years of experience and 10 in Albuquerque. Both Presbyterian Rust Medical Center and Lovelace Westside Hospital are within 2 miles of the neighborhood. “Those strong medical service jobs generate transactions, and there are a lot of jobs around Lovelace and Rust,” he says. Green spaces and playgrounds are scattered around the neighborhood, and residents have easy access to shopping and dining. A CVS Pharmacy, surrounded by several restaurants, sits within a mile of neighborhood homes, while a cluster of big-box stores and grocers is slightly farther east.

New traditional and Pueblo-style homes come in earthy tones of stucco
Sun-stained sidewalks pass in front of neatly xeriscaped, gravel front yards, painted with the occasional brush of green in the form of shrubbery or a cluster of cacti. A few feet away, new traditional bungalows built around the turn of the last century in earth tones of stucco blend into their high desert environment. These homes range between $300,000 and $415,000, and most have small, shaded patios that rest in private, fenced backyards. Homes with thick stucco walls, rounded corners and other distinct features of Pueblo architecture fetch between $365,000 and $470,000. These builds come on lots as large as a third of an acre in size with room for patios and storage sheds. Most homes in the neighborhood belong to homeowners associations with monthly fees of around $12.

Neighborhood parks and a privately owned, public golf course
Tuscany Park is an oasis of green amidst the sandy stretch of desert that surrounds the southern edge of the neighborhood. A half-size basketball court sits next to a sheltered picnic table; from there, a walking path leads to a small playground. Farther north, A Park Above has the first fully inclusive and accessible playground in the state. “My brother’s nanny used to drive his triplets clear across town to go to A Park Above,” Griffin says. “It’s such a pretty park. It’s near Tuscany, so it would be a five-minute drive, but she used to drive half an hour to take the boys there.” The green space also has a basketball court, a shaded bocce ball court, a dog park and a splash pad open during the summer months. Slightly south of the neighborhood, the Paradise Hills Golf Course is the only public course in Albuquerque that is privately owned. Its 18 holes take up 170 acres with views of the Sandia Mountains and the city skyline.

Unique, local restaurants surround a Starbucks and a CVS Pharmacy
A small commercial square sits at the intersection of Unser and McMahon boulevards, anchored by a CVS Pharmacy and an Anytime Fitness. Fuego 505 fires exotic meats, like rabbit, snake and elk, on the rotisserie, serving them fresh off the grill on skewers. Its bar has ample seating, where patrons can watch the day’s game on mounted TVs or bartenders craft elaborate cocktails. The Crackin’ Crab Seafood Boil specializes in seafood boil, where freshly steamed bags of seafood and corn on the cob come doused with a healthy fix of Cajun seasoning. Chicken Salad Chick opened its first New Mexico location in the plaza in April 2024, and a Starbucks is nearby. Smith’s is about 2 miles east of the neighborhood, on the way to a number of big-box stores surrounding Cottonwood Mall.

B-or-better-rated schools, and college and career preparation
Neighborhood children may start their K-12 journeys at Sierra Vista Elementary School and James Monroe Middle School, both of which earn B grades from Niche. They may then conclude their secondary studies at Cibola High School, which scores a B-plus. Students interested in earning early college credit can enroll in the school’s dual credit program, administered in partnership with New Mexico Community College and the University of New Mexico. The school also prepares its students for their life after high school through several career and technical education programs, as well as its Mock Interview Day, when community volunteers help sophomores practice their interview skills.

Access to Lovelace Westside, Rust hospitals and downtown Albuquerque
Tuscany is located at the corner of Unser and McMahon boulevards. The former continues south to Interstate 40, which drivers can take to reach downtown Albuquerque, about 13 miles away. It also leads north to the Presbyterian Rust Medical Center. McMahon Boulevard passes by Lovelace Westside Hospital before continuing toward the Cottonwood Mall and big-box retailers like Walmart, Lowe’s Home Improvement and Kohl’s in the east.
