Willowsford blends a natural setting with a suburban location, less than 40 miles west of Washington, D.C. A 2,300-acre working farm and conservation area weaves between homes in this Loudoun County community, which is why many call it an ‘agrihood.’ “That’s the name for places developed around nature,” says Khalil El-Ghoul, a Realtor with Glass House Real Estate, who has sold several homes in the area. Locals often spend their days buying produce at farm stands, hiking forested trails and enjoying HOA-maintained recreation spaces, like pocket parks and swimming pools. This peaceful and family friendly atmosphere has attracted around 7,000 residents to the community. “Aesthetically, Willowsford is beautiful, and it has a very country feel to it, which is a lifestyle most D.C. suburbs don’t offer,” El-Ghoul says.

House styles are similar in each of Willowsford’s villages
Willowsford is made up of four villages: The Grange, The Grant, The Greens and The Grove. Colonial Revivals, New Traditionals and Craftsman-style homes are common in each. Oak and maple trees dot lawns, with the median lot size at a little over half an acre. Houses typically have four to six bedrooms and driveways leading to garages. Prices range from about $1 million to around $2.4 million. The median single-family home price is nearly $1.6 million, which is significantly higher than the national median. Willowsford receives a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.

Fees are separate for the HOA and the conservation land
Homeowners are required to pay monthly HOA dues, which vary depending on home and lot size. These fees help maintain pocket parks, swimming pools and fitness centers. Locals can use these community spaces interchangeably. “If the pool in The Greens is too crowded, then they can just go to the one in The Grange,” El-Ghoul says. The cabin-style Willowsford Lodge is the community’s central hub, sitting on a pond popular for kayaking and paddleboarding. Homeowners pay a separate fee to support Willowsford’s conservation and farmland. The community has campgrounds and over 40 miles of trailway stretching through deciduous forests, across wildflower meadows and past small fishing ponds. Tomatoes, garlic and lettuce are just some of the crops seasonally grown at Willowsford Farm, located in the northern part of the community.
Several non-HOA recreation spaces are less than 10 miles away. Bull Run Golf Club is one of the many 18-hole courses in the area, while Dulles South Recreation and Community Center has swimming pools, exercise equipment and basketball equipment.

Willowsford is home to three public schools
Loudoun County Public Schools serve Willowsford. Kids can attend Hovatter Elementary, which receives a seven out of 10 from GreatSchools. They may continue to Willard Middle and Lightridge High, both of which get A grades from Niche. The high school offers a Career & Technical Education program in fields like business, engineering and education. Each campus is in the community, but most students take the bus or get dropped off. “Willowsford is over 4,000 acres,” El-Ghoul says. “Some parts have nature trails and sidewalks, but it’s just way too big for kids to walk to school.”

Willowsford has farmstands and a produce delivery system
Willowsford doesn’t have a shopping center or restaurants, but that’s how locals like it. “People here are very into the whole farm-to-table thing,” El-Ghoul says. “Cooking for yourself and hosting dinner parties are both really big in Willowsford.” Local farmstands, like the one near the lodge, sell produce and eggs year-round. In October, the stand in The Grange hosts a Harvest Market, celebrated with wagon rides, crafting workshops and food trucks. The CSA Shares program allows locals to have produce from the farm delivered to their doorstep. Grocery stores like Walmart Supercenter, Aldi and Harris Teeter are all less than 10 miles away. Loudoun County is also known as D.C.’s wine country, with places like Quattro Goombas Winery and Old Farm Winery at Hartland within 10 miles of Willowsford.

Traffic can back up on the way to D.C. or Dulles Technology Corridor
Willowsford is a car-dependent community centered around state Route 620. It connects with other streets and highways to reach D.C. A 15-mile drive north reaches Dulles International Airport and the Dulles Technology Corridor, home to companies like Amazon and Boeing. Commute time to all these places can vary. “Once you leave Willowsford, all bets are off when it comes to traffic,” El-Ghoul says. “If you think you’re leaving on time, leave an hour earlier instead.” Willowsford is located within a Dulles International Airport noise zone, though it doesn’t cause too much of a disturbance. “There’s just a low whooshing sound every once in a while,” El-Ghoul says.
