Kids in Four Leaf Village can walk to Cherokee Elementary School
Street by street, homes and lot sizes gradually grow larger in the five-block residential neighborhood of Four Leaf Village in Alexandria — but they’re all within 2 miles of popular restaurants, shopping, parks and entertainment destinations like the farmers market and the zoo. “The location is excellent. It’s very centrally located,” says Jennifer Perry, a broker with Barbra Difulco Real Estate, who grew up in the neighborhood. “Cherokee Elementary is one of our better elementary schools and the fact that the kids can just walk to it is very much a big draw.” The smaller ranch homes along Shannon Road and Clover Lane appeal to first-time home buyers, while the more spacious properties in the southern end of the neighborhood along Choctaw Drive offer lots of a half-acre or more. “You still have some older homeowners who have been there since the beginning, and you have some younger people moving in. It’s very diverse,” Perry says. “It’s just a really great neighborhood. Everybody knows everybody. Everybody helps everybody out.”

Four Leaf Village has retro appeal
Four Leaf Village teems with painted and exposed brick ranch homes and midcentury modern styles, built from the 1950s through the ‘70s. They commonly feature carports, fenced-in back yards and roomy lots with at least a quarter acre. Mature oak trees are scattered throughout the neighborhood, providing shade along the sidewalk-lined streets. Four Leaf Village has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. “The crime that happens there is like somebody walking away with a bicycle,” Perry says. “It’s random and it’s not common.” Prices range from $100,000 to $200,000 for smaller ranch homes, while larger midcentury moderns run from $200,000 to $300,000. “Parts of that neighborhood used to flood horribly, but in 2019, the city undertook a major initiative to address drainage issues, and it hasn’t flooded since then,” Perry says. “The entire state of Louisiana is a floodplain. I recommend everyone buy flood insurance. It’s very, very cheap.”
