Quiet neighborhood close to Valley Boulevard and the I-10
Alhambra Acres is an established neighborhood in central Alhambra. Made up of a mix of cozy single-family homes and multifamily properties, the neighborhood offers easy access to the city’s vibrant Valley Boulevard commercial district as well as Interstate 10, which makes for easy commuting to greater Los Angeles. “It’s really easy to get all your shopping done on Valley Boulevard,” says Alhambra native Kelly Tran, a broker with Compass Real Estate. “And the local restaurant scene is just amazing. You don’t ever really have to leave town for shopping and dining, but the proximity to the I-10 means it’s easy to get around when you do want to get to other parts of LA.”
Ranch-style homes and multifamily properties
The neighborhood’s housing market is almost entirely composed of Spanish-influenced ranch-style homes and midcentury multifamily properties. Many properties have undergone significant renovations in recent years, as local housing prices have risen dramatically. Yards tend to be small but well maintained, and patios often offer views of the nearby San Gabriel Mountains. Single-family homes generally sell for $600,000 to $800,000, while most multifamily properties go for $1 million to $1.5 million.
Great Asian eateries to the north and south
Alhambra Acres’ residents are all less than a mile away from the San Gabriel Valley’s most famous commercial area, Valley Boulevard. The boulevard runs just a few blocks south of the neighborhood and is home to multiple supermarkets and dozens of highly rated eateries. “It has got some of the best Asian food in LA, hands down,” says Tran. “People come from all over town just to eat here; it’s a destination.” Just north of the neighborhood, Alhambra’s walkable downtown area offers additional shopping options, along with a number of beloved local restaurants like Kosuke and Borneo Eatery. Locals looking to eat in can pick up necessities at one of the four supermarkets located within a mile of the neighborhood — including two branches of 99 Ranch Market.
Almansor Park and Alhambra Golf Course
Local green space is concentrated on the east side of the neighborhood along Almansor Street. The expansive Almansor Park has soccer and baseball fields, tennis courts and a gym. Just north of the park, the popular public Alhambra Golf Course offers 18 manicured holes with water features and views of the San Gabriel Mountains. The mountains themselves are just 7 miles away from the neighborhood and, as part of Angeles National Forest, offer endless opportunities for hiking, biking and camping — though recent fires have led to the temporary closure of some trails.
Highly rated Alhambra Unified public schools
Alhambra Acres’ public schools are overseen by the highly rated Alhambra Unified School District, which has an A grade on Niche. Martha Baldwin Elementary, with kindergarten through eighth grade, has an A-minus grade. Alhambra High and San Gabriel High, which serve the west and east sides of the neighborhood respectively, both have A grades. Both high schools offer dual enrollment programs through nearby East Los Angeles College.
Near the heart of Alhambra's famous Lunar New Year Festival
Alhambra’s well-known Lunar New Year Festival is far and away the largest local event of the year and takes place every January or February just a few blocks north of Alhambra Acres. The festival features East Asian music, dancing and food vendors, and draws tens of thousands of visitors each year from all over the region. The festival planners typically coordinate with the Lunar New Year planners in neighboring San Gabriel to make sure the events fall on separate weekends, as both cities throw impressive celebrations for the event.
Getting around LA on the I-10
Mission Road to the north and Valley Boulevard to the south connect the neighborhood to other parts of town and nearby west San Gabriel Valley cities. But when locals want to get out of the valley, they typically head to Interstate 10, which passes a little less than a mile south of the neighborhood, connecting Alhambra to downtown and Greater LA. It’s a 10-mile drive from the neighborhood to downtown and 5 miles to central Pasadena, which is due north of the neighborhood.
