Alhambra's first tract neighborhood
The east Alhambra neighborhood Alhambra Tract is the city’s oldest tract neighborhood. Developed by Benjamin Wilson, Alhambra’s founding father, the neighborhood is home to a pleasant mix of early 20th-century homes. Its location on the border of Alhambra and San Gabriel makes it easy to get to either city. “You’re close to downtown Alhambra, which is nice because it’s a bit more walkable,” says Alhambra native Kelly Tran, a broker with Compass Real Estate. “It’s basically a nice, residential neighborhood that’s close to Main Street shopping.”

Early-20th-century ranch-style homes
Much of Alhambra Tract was developed during the 1910s and 1920s by Benjamin Davis Wilson, who once owned all of Alhambra. Ranch-style designs with Craftsman and Spanish elements are common, as are landscaped yards and tree-lined streets. Lots tend to be moderate, offering enough outdoor space for small gardens or play areas. Single-family homes generally sell for $900,000 to $1.3 million, while multi-unit properties can go for considerably more, depending on their size. The neighborhood has a Cap Index crime score of 4-out-of-10, which matches the national average.
