Alhambra's first tract neighborhood

The east Alhambra neighborhood Alhambra Tract is the city’s oldest tract neighborhood. Developed by Benjamin Wilson, Alhambra’s founding father, the neighborhood is home to a pleasant mix of early 20th-century homes. Its location on the border of Alhambra and San Gabriel makes it easy to get to either city. “You’re close to downtown Alhambra, which is nice because it’s a bit more walkable,” says Alhambra native Kelly Tran, a broker with Compass Real Estate. “It’s basically a nice, residential neighborhood that’s close to Main Street shopping.”

Early-20th-century ranch-style homes

Much of Alhambra Tract was developed during the 1910s and 1920s by Benjamin Davis Wilson, who once owned all of Alhambra. Ranch-style designs with Craftsman and Spanish elements are common, as are landscaped yards and tree-lined streets. Lots tend to be moderate, offering enough outdoor space for small gardens or play areas. Single-family homes generally sell for $900,000 to $1.3 million, while multi-unit properties can go for considerably more, depending on their size. The neighborhood has a Cap Index crime score of 4-out-of-10, which matches the national average.

Right off Main Street

While Alhambra Tract itself is almost entirely residential, it's within a 1-mile drive of shopping centers in both Alhambra and San Gabriel, as well as supermarkets like 99 Ranch Market and Sprouts. Main Street runs along the north side of the neighborhood and is lined with a wide variety of shops and restaurants. Head just a few blocks east on Main Street, and locals will find themselves in the center of downtown Alhambra, which is home to many of the city’s top restaurants, along with the local movie theater. The area is known for its Asian cuisine, but Alhambra Tract’s most famous restaurant is probably the longstanding Bun’n Burger diner, which has been serving up fresh burgers for over 75 years. “The food is definitely one of the best parts of living in Alhambra,” says Tran. “There’s just so much to choose from.”
