Suburban neighborhood south of Downtown Alhambra
Alhambra Vista is a residential pocket of only a few blocks about a mile south of Downtown Alhambra. Trees and close-together homes line its streets, and renters make up most its small population. This area — as well as the city overall — has experienced a wave of newcomers in recent years. “People are moving from Downtown Los Angeles and West LA and going to Alhambra,” says Kevin Kuo with Foxland Real Estate, a Realtor since 2017. “The environment caters to families, and the schools are highly rated. You’re also between the 110 and 10 freeways for commuters. Despite interest rates being high, people continue to buy homes, and the prices have continued to go up.”

Downtown Alhambra is a walkable district of small businesses centered on Main Street. Among the many restaurants here, Popping Yolk Café has a bright yellow exterior with locally sourced breakfast and brunch. Yang’s Kitchen is across the street for trendy Asian fusion. Sprouts Farmers Market is nearby with organic products, and 99 Ranch Market specializes in imported Asian food. Regal Edwards Alhambra Renaissance is a movie theater in the Rennaissance Plaza, central in the district. This plaza is also the site of its tree-lighting ceremony in December, and the Saint Patrick’s Day Pub Crawl is a March tradition along Main Street. Started in August 2024, Main Street Market is an artisan, craft and flea market on the first Sunday of every month.

Rare listings in Alhambra Vista
Most of Alhambra Vista’s housing was built before 1950, but each one has a different style. Craftsman bungalows, for instance, can be on the same street as Spanish ranch-style homes. Lots are roughly a tenth of an acre, so front and back yards are small. "You'll see what we call 'flag lots' in that neighborhood," says Kevin Kwan, Founder at Realiv and a real estate agent since 2004. "Two homes that are next to each other will share a central driveway." Though most of the neighborhood is made up of single-family homes, only one sold in 2024. It cost roughly $1 million and aligned with the median price for neighboring Carpenter-Nathanson and Mayfair Park. Two duplex units sold in the same year for roughly $1.3 million; that’s also aligned with nearby areas. The lack of availability is likely due to the neighborhood’s small size and large renter population.

Alhambra Vista is about a mile from Almansor Park, the biggest green space in the city. With over 20 acres, it has baseball diamonds, soccer fields, basketball courts, tennis courts and a gymnasium. It’s also next to Alhambra Golf Course, a public 18-holer with tournaments and leagues.
Mission Road noise, Interstate 10 close by
Alhambra Vista is a walkable and bikeable neighborhood of only a few blocks. For drivers, Mission Road is a four-lane thoroughfare on the south side, and its train track causes frequent noise. Garfield Avenue is another major road to the east, and Main Street is north with the downtown district. Interstate 10 is about a mile south of Alhambra Vista, so the trip to Downtown Los Angeles is about 10 miles. The Metrolink’s San Bernardino Line goes from DTLA to San Bernardino, and a station is about 3 miles south. Los Angeles Metro buses operate throughout Alhambra, and Los Angeles International Airport is about 30 miles southwest.
