Midwick Tract is one of the most desirable neighborhoods in Alhambra, with residents known to settle down in the area for decades. It's a very charming neighborhood for the suburban lifestyle very close to the city. All the houses are very well manicured,” says Realtor Christina Kim, who works with Keller Williams Realty Mid Wilshire and has two decades of experience in the area. With proximity to Interstate 10, it’s only about 5 miles to downtown Los Angeles — making commutes a breeze.

Solid schools, from Fremont Elementary to Alhambra High
Serving kindergarten through eighth grade, Fremont Elementary School has a B-plus rating on Niche. Other students in the neighborhood are served by Marguerita Elementary School, which also has a B-plus. Alhambra High School earns an A rating and won the Los Angeles County Academic Decathlon for the second year in a row in 2025. “It's a very intimate and sought-after neighborhood in Alhambra because they have an amazing school system. It’s very family oriented,” Kim says. For higher education, the closest options are California State University, Los Angeles, and the University of Southern California.

Ranch-style homes and contemporary homes in a competitive market
On the south side of Alhambra, Midwick Tract’s design as a suburban subdivision includes cul-de-sacs to eliminate through traffic. The result is a peaceful residential setting, where magnolia trees and single-family homes line winding streets. On the site of the former Midwick Country Club, the area was developed in the 1940s, so most of the architecture is midcentury ranch-style homes. They range from $900,000 to $1.3 million. The western part of the neighborhood has houses built in the 2010s, located in a gated community called Sapphire at Midwick Collection. Most of the homes here have Mediterranean features like stucco exteriors and red tile roofs. They start from $1.2 million and go up to $1.9 million, and some homes have a view of the Los Angeles skyline.
Those interested in the neighborhood should watch the market carefully, since new inventory is rare. “The residents there are relatively long-term residents. The neighborhood has grown, but the residents have been there on average for 30 to 50 years,” Kim says. Homes in the area only spend 15 days on the market on average, contrasting the national average of 46 days.
Granada Park and Almansor Park activities
Just north of the neighborhood, Granada Park provides accessible recreation to Midwick Tract. “It's a very coveted pocket of Alhambra, in walking distance from the nearby park. I believe there's a pool there and lots of activities, so it's the local center for all the kids,” Kim says. In fact, the playground was just renovated in 2025 to be all-inclusive, catering to children of all abilities. The park also offers tennis courts and soccer fields. Almansor Park, only 3 miles from the community, covers over 22 acres of land as the largest green space in the city. It features walking trails and a pond, where locals can spot wildlife, including turtles and ducks.
Atlantic Times Square shopping, dining and entertainment
On the neighborhood’s eastern edge, Atlantic Times Square is an open-air mall with a variety of locally owned Asian eateries. This strip of Atlantic Boulevard has everything from hot pot to ramen to vegetarian dishes at Happy Family Restaurant. The most popular store is Daiso, a houseware chain. The mall even has entertainment, with the movie theater AMC Atlantic Times Square 14. Just south of this retail hub is Mar Center, a strip mall with multiple bubble tea shops and more restaurants. Nearby grocery options include GW Supermarket, Ralphs and 99 Ranch Market.

Only 5 miles to downtown LA and Pasadena

For public transit, the Metro bus system serves the community, and the closest major airport is Hollywood Burbank Airport, located about 20 miles away.
