A private-beach suburb near Asbury Park
On the Jersey shore, next to the Atlantic Ocean, is Allenhurst, a beach borough that’s a little more than a quarter square mile in size. Stately houses, many built in the early 1900s, and a compact row of locally owned businesses on Main Street solidify the neighborhood’s suburban atmosphere. However, the area’s coastal twist makes it more of a seasonal destination than a commuter community. “I think it’s probably 60% summer and 40% year-round residents,” says Nelson Cunha, an agent with over 20 years’ of experience in the surrounding New Jersey markets. While New York City is 60 miles away, Asbury Park, less than 2 miles south, is a convenient neighbor for nights out, concerts and drinks on the boardwalk.

Early 20th-century Colonials by the seashore
Allenhurst has a well-maintained collection of prewar single-family houses with detached garages and manicured yards, thanks in part to local ordinances. “Allenhurst has a rule that you can’t knock down any house built before 1970,” Cunha says. “And if you’re fixing up, it has to look the way it was.” Colonials with porches are the most common, with Craftsmans at the lower end of the market — going down to $1 million — and expansive Victorian mansions at the higher end — going up to $12 million by the beach. Across these styles, most houses are priced between $2 and $5 million. At the south end of Main Street, a townhouse development may be replacing vacant buildings owned by the Jersey Central Power & Light company. “But besides that, there won’t be any more development because there’s no vacant land,” Cunha says.

Cabanas, swimming and beachy kid-friendly activities
The Allenhurst Beach Club controls access to the local beach. Residents get a discount on their annual membership, and nonmembers can buy day passes, although they aren’t allowed to use the beach cabanas or swimming pool. The Beach Club also runs a youth summer camp, trains junior lifeguards and holds morning yoga classes. Kayaking is permitted, but surfers need to go south to the more lively Asbury Park Beach to catch waves.

Green waves for Labor Day
Since 1943, one local Allenhurst family has dyed the water along the shore lime green every Labor Day weekend. It began as a birthday celebration and has become an annual tradition to cherish the final days of summer. For a more modest affair, the Allenhurst Garden Club hosts a biannual Porch and Garden Walk to raise money for their ongoing tending of community flower gardens.
Locally owned eateries and a seaside bistro
To feed Allenhurst’s 500 or so residents, Main Street, on the west side, has a collection of casual restaurants. The Butchers Steakhouse and Deal Lake Bar + Co. serve American classics as well as ahi tuna nachos, and Cravings Bakery has fresh pastries and cappuccinos for dessert. Residents can also browse locally owned shops for antiques, home goods and apparel. On the east side, Mr. C’s Beach Bistro has ocean views with craft cocktails and a full dinner menu. For groceries, a Wegmans supermarket 3 miles west is the most convenient option.

Student commutes to West Long Branch
With no schools of its own, Allenhurst has an agreement with the town of West Long Branch, 4.5 miles north, to allow local kids to attend their public schools. Betty McElmon Elementary teaches preschool through fourth grade, and the Frank Antonides School teaches fifth through eighth grades. Both have a B grade from Niche. Shore Regional High School has an A-minus grade.

NJ Transit and Jersey’s longest highway
The Allenhurst New Jersey Transit station is part of the North Jersey Coast Line. Residents can take trains farther south down the shore, or north to reach Newark Airport or head into Manhattan. The Garden State Parkway, a major road which has an onramp 7.5 miles inland, connects with I-95 to provide access to New York City and Philadelphia.
