The small but growing Texas town of Alvarado
Alvarado residents live south of Fort Worth, Texas, in a community where residential and commercial development continue to grow. The town’s location along Interstate 35 West and U.S. Highway 67 makes it easy to get around the metroplex, including nearby cities like Burleson and Midlothian, both home to manufacturing centers and steel mills. “It’s just a little, small Texas town, and it’s very much a blue-collar atmosphere,” says Realtor Brandon Reichenau with North Texas Real Estate Information Systems. “It offers the ability to have the little ranchettes, to have some land and a home at an affordable price. It’s a lot more affordable than Burleson.”
Ongoing new construction
New construction is ongoing in Alvarado, with D.R. Horton followed by Century Communities and Bloomfield Homes being prominent builders. Most are built in New Traditional styles, and many belong to new home communities. Some homes in Alvarado are large acreage properties used for farming and ranching, but most sit on small lots in neighborhoods that lack sidewalks and curbs. Prices typically range from $200,000 to $600,000. The average home value here is significantly lower than the average for the Dallas-Fort Worth metroplex.
FFA, JROTC and Workforce Industry Training in Alvarado ISD
Alvarado Independent School District gets an overall C-plus grade from Niche. Students can start at the C-rated Lillian Elementary, the C-rated Alvarado Elementary North or the C-plus-rated Alvarado Elementary South before continuing to the C-plus-rated Alvarado Junior High and the B-minus-rated Alvarado High School. FFA, JROTC and Workforce Industry Training programs are available at Alvarado High. Reichenau says that high school football games are a popular community activity.
Parks and Alvarado Lake
Parkway Park is a large public park with a playground, skate park and pickleball court. George Washington Carver Park has a playground, basketball court and picnic pavilion. Stonegate Park is a small grassy area with a fishing pond and scenic sunsets. Alvarado Lake has a public boat ramp where residents can launch kayaks and go fishing and swimming. Crazy Gun Dealer is an outdoor shooting range near Alvarado Lake.
Expanding restaurant options along U.S. Highway 67
A mix of local and chain restaurants is available in Alvarado, and commercial development continues as the town grows. “It doesn’t have a lot of commercial use now, but it’s on its way,” Reichenau says. “There are some big-time developers right now that are buying pretty much anything off [U.S. Highway] 67.” The town’s current chains include McDonald’s, Whataburger and Dairy Queen, as well as a Brookshire’s for groceries. Most sit-down options are local restaurants. Massey’s BBQ serves brisket, pulled pork and ribs on a patio with live music. Taqueria Torres is an authentic Mexican restaurant with fajitas, enchiladas, carne asada and vegetarian options. The Daily Special Café is a casual diner serving American fare for breakfast, lunch and dinner.
South of Fort Worth, southwest of Dallas
Alvarado sits at the intersection of Interstate 35 West and U.S. Highway 67. Methodist Midlothian Medical Center is about 16 miles away via U.S. Highway 67. Dallas Fort Worth International Airport and Dallas Love Field are both within 45 miles.
